Role Overview

The Venue Development Manager will spearhead the entire lifecycle of venue and destination developments—from initial concept and design phases to construction, opening, and ongoing enhancements. This role requires a professional with a blend of expertise in development, project management, commercial insight, operations, and stakeholder relations to ensure venues meet strategic goals, budget constraints, technical standards, visitor expectations, and sustainability demands.

Key Responsibilities

• Formulate and execute venue development strategies aligned with commercial and organizational objectives.
• Oversee venue projects from feasibility assessments, conceptualization, and design through to construction, commissioning, launch, and post-opening improvements.
• Conduct thorough feasibility analyses including market demand, site assessment, capacity planning, commercial viability, operational needs, and cost forecasting.
• Create venue concepts, functional requirements, development briefs, and objectives.
• Assess and evaluate potential properties and development opportunities based on site suitability and infrastructure considerations.
• Coordinate site assessments related to access, utilities, transport, adjacent land use, and developmental limitations.
• Prepare comprehensive business cases, financial models, capital budgets, development timelines, and investment recommendations.
• Align master plans and venue developments with internal departments and external collaborators.
• Translate operational needs into precise architectural and technical design criteria.
• Collaborate closely with architects, engineers, planners, designers, consultants, contractors, and specialist advisors through all project phases.
• Review designs addressing venue layouts, capacity, circulation, support spaces, service areas, accessibility, and operational workflows ensuring efficient and safe visitor and staff movement.
• Integrate specialized requirements such as hospitality, F&B, retail, entertainment, sports, VIP and premium areas, and ancillary facilities.
• Embed technology features including ticketing, access control, digital signage, Wi-Fi, audiovisual systems, building management, security, and venue management platforms.
• Incorporate sustainability principles addressing energy and water efficiency, waste management, and environmental impact.
• Manage budgets, monitor costs, develop procurement strategies, and forecast financial performance, seeking value engineering options without sacrificing quality or safety.
• Develop and oversee project schedules with defined deliverables, milestones, dependencies, and critical paths.
• Lead procurement processes for selecting architects, consultants, contractors, suppliers, and operators with preparation of tenders, evaluations, and contract negotiations.
• Direct contractor and consultant management, monitor construction quality, timelines, cost, and compliance.
• Conduct design and technical reviews, value engineering sessions, and manage regulatory approvals including permits and inspections.
• Ensure compliance with building codes, fire safety, accessibility standards, environmental regulations, and operational mandates.
• Facilitate construction coordination among various disciplines such as architecture, engineering, technology, interiors, and landscaping.
• Support commissioning, testing, systems integration, operational readiness, and formal handover procedures.
• Prepare comprehensive opening readiness plans covering staffing, procedures, security, guest services, maintenance, and emergency preparedness.
• Coordinate operational planning with future venue operators and functional teams ensuring assets and facilities are operational at launch.
• Support and oversee trial events, soft openings, and operational rehearsals to troubleshoot issues associated with customer experience, safety, and operational effectiveness.
• Develop ongoing enhancement strategies based on operational data, feedback, and event performance for venue expansion, refurbishment or modernization projects.
• Identify new revenue opportunities through events, sponsorships, hospitality, retail, memberships, and partnerships and collaborate with Commercial, Marketing and Sales teams to support revenue goals.
• Advance venue business plans, pricing, service concepts, and commercial frameworks aligning with market and visitor insights.
• Drive stakeholder engagement including investors, authorities, communities, operators, tenants, partners, and other relevant parties.
• Produce executive reports, investment briefs, project updates, decision documentation, and development recommendations.
• Maintain thorough project documentation including contracts, budgets, schedules, permits, and approvals.
• Establish governance structures, development standards, approval processes, and reporting benchmarks.
• Promote innovation, digital transformation, continuous improvement, and adoption of best practices in venue development.
• Assess emerging technologies in smart-buildings, immersive experiences, sustainability, and operational innovations, incorporating lessons learned into future projects.

• Demonstrated experience overseeing complex venue or major property development initiatives.
• Comprehensive understanding of full property development life cycles.
• Proven track record managing projects from early feasibility studies through construction and operational launch.
• Expertise in architectural, engineering, and construction processes with multidisciplinary team coordination capabilities.
• Strong grasp of venue planning including visitor flows, capacity management, and operational backend functions.
• Competence in budget, schedule, risk, procurement, and contract management.
• Commercial acumen with skills to assess and manage development business cases.
• Experience collaborating with a wide range of stakeholders such as architects, engineers, contractors, consultants, operators, and specialized suppliers.
• Knowledgeable about building regulations, safety, accessibility, fire codes, and permitting.
• Proficiency in construction quality control, system commissioning, and handover processes.
• Excellent interpersonal skills for stakeholder negotiation and project management with multitasking aptitude.
