Senior Quantity Surveyor

Overview

We invite applications from experienced Senior Quantity Surveyors to join a construction project team based in Cork, Ireland. This full-time, permanent role offers an excellent chance for a professional to lead the commercial management of a high-profile construction project.

Key Responsibilities

• Lead and oversee all commercial aspects of the construction project.
• Mentor and support intermediate and junior quantity surveyors within the team.
• Collaborate with the Commercial Manager and project stakeholders to create and apply commercial strategies aligned with project goals.
• Manage project cashflow forecasts, monitor financial progress, and provide accurate reporting throughout the project.
• Supervise project cost tracking, budgets, and forecasts using construction management software.
• Review tender enquiries, analyze submissions, and recommend contract awards.
• Lead procurement efforts including subcontract package preparation, negotiation, and appointment of subcontractors and suppliers.
• Authorize and process periodic payments to subcontractors and suppliers as per contracts.
• Identify, evaluate, and manage project variations and maintain detailed variation records to ensure all commercial entitlements are recovered.
• Contribute to pre-contract cost planning, budgeting, and value engineering activities.
• Monitor all project expenditures, identify commercial risks early, and work closely with site and project management to align commercial objectives.
• Conduct commercial meetings and build strong, professional relationships with clients, consultants, subcontractors, and suppliers.
• Assist in managing contractual and commercial risks, ensuring compliance with contract terms and industry best practices.
• Keep comprehensive commercial documentation and project records up to date.
• Regularly report commercial updates to senior management and support project completion including final accounts.

Required Qualifications and Experience

• At least five years of experience in quantity surveying or a similar commercial role within the construction sector.
• A relevant degree or professional qualification in Quantity Surveying or an equivalent field.
• Strong expertise in commercial management of construction projects, particularly within a main contractor environment.
• Proficiency in construction contracts, procurement processes, cost monitoring, forecasting, budgeting, and cashflow management.
• Experience managing subcontractor procurement, tender evaluation, and subcontract packages.
• Capabilities in handling variations, valuations, payments, and preparing final accounts.
• Advanced commercial and contractual knowledge with the ability to assess and manage associated risks.
• Excellent numerical, analytical, and problem-solving competencies.
• Strong organizational skills with attention to detail and precision in work.
• Effective communication skills, both written and verbal, for engaging with diverse project stakeholders.
• Strong negotiation and interpersonal relationship management capabilities.
• Proactive, self-driven, and motivated individual who thrives in team environments and can guide less experienced colleagues.
• Willing and able to work on-site at the project location.

Benefits and Additional Information

• Competitive salary, negotiable based on experience.
• 21 days of annual leave initially, increasing to 22 days after 2 years, and 24 days after 5 years of service.
