Role Overview

We are seeking a skilled Project Quantity Surveyor to join a commercial team based in Galway, Ireland. This is a full-time permanent role that offers the chance to assume commercial responsibility for substantial construction projects across various sectors. The chosen candidate will collaborate closely with Project Managers, Site Teams, and Senior Commercial personnel to oversee commercial and contractual duties, ensuring projects meet timelines, budget requirements, and quality standards.

Key Responsibilities

  • Oversee all commercial and contractual processes from project initiation to final account closure.
  • Create, manage, and track project budgets, cost plans, and financial forecasts.
  • Measure and evaluate the completed work of subcontractors and suppliers.
  • Prepare and submit interim valuations, payment applications, and final accounts.
  • Handle subcontractor procurement and manage the tendering procedures.
  • Draft tender documents and review subcontractor proposals.
  • Assist in negotiating and administering subcontractor accounts.
  • Evaluate, manage, and finalize project variations and change orders during the lifecycle.
  • Monitor project expenses and identify ways to enhance commercial performance.
  • Collaborate with Project Managers, Site Teams, and senior commercial staff to ensure projects are successfully delivered.
  • Prepare detailed monthly commercial reports for senior management.
  • Continuously track financial outcomes against budgets and forecasts.
  • Maintain all required commercial documentation and records accurately throughout projects.
  • Develop and maintain strong relationships with subcontractors, suppliers, and stakeholders.
  • Support the management and settlement of subcontractor payments and accounts.
  • Provide commercial insights into project planning and decision processes.
  • Identify potential commercial risks and opportunities throughout project execution.
  • Ensure projects are delivered on schedule, within quality standards and budget constraints.
  • Lead commercial responsibilities through to project completion and final account finalization.

Qualifications and Experience

  • A relevant degree in Quantity Surveying, Construction Economics, or related discipline.
  • Between four to six years of experience in quantity surveying within the construction sector.
  • A solid track record managing commercial elements of construction projects.
  • Experience across diverse project types including residential, commercial, healthcare, industrial, and public sector.
  • Strong knowledge of construction contracts and cost control methodologies.
  • Skilled in preparing budgets, cost plans, and forecasting finances.
  • Experienced with interim valuations, payment applications, and final accounts preparation.
  • Proficient in subcontractor procurement and tender evaluation processes.
  • Competent in managing changes and variations during projects.
  • Excellent commercial insight paired with negotiation capabilities.
  • Strong numerical, analytical, organizational, and time management skills.
  • High attention to detail and accuracy in all tasks.
  • Effective written and verbal communication skills.
  • Ability to work collaboratively with Project Managers, Site Teams, subcontractors, and senior commercial staff.
  • Comfortable using Microsoft Excel and commercial management software.
  • Self-driven and commercially oriented with proactive mindset.
  • Ability to efficiently operate independently and within broader teams.
  • Must hold a valid full driving license.
