Role Overview

The Senior Quantity Surveyor will oversee comprehensive commercial management for assigned projects. Collaborating closely with the Contracts Manager, Project Manager, and construction team, this position focuses on successful project delivery, risk mitigation, and maximising commercial returns. Responsibility extends to managing contractual matters, mentoring junior staff, and contributing to the overall business success.

Key Responsibilities

• Develop and adapt commercial strategies in coordination with the Managing Quantity Surveyor.
• Act as the company’s representative for commercial and contractual issues, safeguarding entitlements.
• Lead tender preparation, subcontractor selection, procurement, and final account management.
• Prepare financial forecasts, cash flow estimates, reconciliations, and valuations.
• Manage project variations with detailed documentation and execute timely final account agreements.
• Ensure compliance on contracts, including traditional, design and build, and projects valued between €5m and €15m.
• Maintain and update project risk and opportunity registers, implement mitigation strategies, and exploit opportunities for better outcomes.
• Handle claims and disputes by preparing documentation, crafting arguments, and representing the company.
• Lead, mentor, and oversee junior commercial personnel, providing training and guidance on commercial procedures and reporting.
• Support performance assessments and development plans conforming to company guidelines.
• Promote team collaboration and knowledge sharing.
• Ensure accurate and independent commercial reporting aligning with company valuation policies.
• Assist pre-construction teams with commercial inputs during tendering and procurement stages.
• Keep senior management informed on commercial performance, risks, and opportunities.
• Apply contract law knowledge, including NEC and JCT forms, to ensure contractual compliance and protect company interests.
• Draft contractual correspondence and sensitive reports for clients and stakeholders.
• Negotiate and manage complicated subcontract agreements and advise on commercial safeguards like bonds, warranties, guarantees, insurances, and letters of intent.
• Engage with clients, consultants, subcontractors, and partners to achieve favorable commercial results and support long-term business relationships.

Experience and Qualifications

• Proven experience with design and build contracts, complex multidisciplinary projects, and high-value contracts.
• Strong commercial acumen with the ability to innovate in cost control.
• Capability to influence and support cross-functional project teams commercially.
• Active engagement in continuous professional development related to commercial management, contract law, and industry trends.

Mandatory Qualifications

• Degree in Quantity Surveying or a closely related field.
• Training in commercial management, dispute resolution, and contract law.
• Leadership, delegation, presentation, and communication skills training.
• Training in behavioral-based safety and risk management strategies.

Preferred Credentials

• Chartered membership with RICS, CIOB, or an equivalent professional organization.
• Ongoing professional development in legislation, industry practices, and advanced commercial management techniques.
