Overview
The Senior Quantity Surveyor is accountable for comprehensive commercial management throughout the project's lifecycle. Collaborating closely with Contracts Managers, Project Managers, and the construction team, this role ensures successful project completion, effective risk handling, and maximized commercial returns. Additionally, the position involves managing commercial and contractual matters, nurturing junior staff, and contributing to the business's overall performance.

Key Responsibilities
- Develop and manage the project’s commercial strategy, refining it alongside the Managing Quantity Surveyor.
- Act as the company's representative concerning commercial and contractual issues, safeguarding company entitlements.
- Lead procurement tasks including tender preparation, subcontractor selection, purchase order management, and final account settlement.
- Create detailed financial forecasts, cash flow analyses, reconciliations, and valuations.
- Handle and negotiate contract variations with thorough documentation.
- Finalize and agree on project final accounts promptly.
- Ensure compliance across contracts, including traditional, design-build, and projects valued between €5 million and €15 million.
- Maintain and update risk and opportunity registers, implementing mitigation or enhancement measures as needed.
- Manage claims and disputes by preparing evidential records, developing arguments, and representing stakeholder interests.
- Oversee, mentor, and guide junior commercial personnel including Quantity Surveyors and Assistants, providing training on measurement, reporting, and commercial processes.
- Support staff performance reviews and development aligned with company standards, fostering a culture of teamwork and knowledge exchange.
- Guarantee precise commercial reporting consistent with company valuation policies, ensuring independent review of cost reconciliations.
- Provide commercial insight during tendering and two-stage procurement in pre-construction phases.
- Report regularly to senior management on commercial outcomes, risks, and opportunities.
- Apply contract law to secure compliance and protect corporate interests, offering detailed counsel on contract conditions such as NEC and JCT forms.
- Draft contractual correspondence and sensitive documentation for clients and stakeholders.
- Lead negotiation and management of complex subcontract agreements, advising on bonds, warranties, guarantees, insurances, and letters of intent.
- Engage with clients, consultants, subcontractors, and partners on commercial matters, supporting negotiations to reach mutually beneficial agreements.
- Establish and maintain professional relationships conducive to long-term business growth.
Experience and Qualifications
- Proven experience with design and build contracts, handling intricate multi-disciplinary projects and contracts of high value.
- Strong commercial insight and innovative approach to cost management.
- Capability to influence project teams effectively and provide commercial support.
- Up-to-date knowledge of industry trends with active participation in commercial and legal continuing professional development (CPD).
- Degree in Quantity Surveying or a related field.
- Training in commercial management, dispute resolution, contract law, leadership, delegation, communication, presentation, and behavioural-based safety and risk management.
- Preferable: Chartered membership of professional bodies such as RICS or CIOB.
- Preferable: CPD in advanced commercial management, legislation, and industry developments.
