Role Overview

The Senior Quantity Surveyor will fully manage the commercial aspects of various construction projects. Collaborating closely with Contracts and Project Managers, this role focuses on ensuring successful project delivery by carefully managing risks and optimizing commercial returns. The individual will also handle commercial and contractual challenges, assist in the development of less experienced colleagues, and contribute to overall business effectiveness.

Key Responsibilities

• Develop and adjust the project’s commercial strategy in coordination with senior commercial management.
• Act as the company’s representative in all commercial and contractual affairs, protecting entitlements.
• Lead procurement duties including tendering, subcontractor selection, placing orders, and managing final accounts.
• Produce financial forecasts, cash flow estimates, reconciliations, and valuations.
• Manage and agree variations maintaining accurate documentation.
• Ensure timely preparation and agreement of final accounts.
• Ensure contracts comply commercially, including traditional, design and build, especially for projects valued from €5m to €15m.
• Maintain and update project risk and opportunity registers, monitoring changes and implementing mitigation strategies.
• Handle claims and disputes through preparing accurate records, constructing arguments, and engaging stakeholders.
• Lead, mentor, and supervise junior commercial team members including Quantity Surveyors and Assistants.
• Provide training and guidance on measurement techniques, reporting standards, and commercial processes.
• Support performance assessments and personal development planning in line with company policies.
• Encourage teamwork and knowledge sharing within the commercial team.
• Ensure commercial reporting aligns with valuation policies and maintain independent cost reconciliations.
• Support pre-construction phases with commercial advice during tendering and two-stage procurements.
• Provide regular updates to senior management on commercial figures, risks, and opportunities.
• Interpret contract law to safeguard company interests and ensure compliance, including NEC and JCT contracts.
• Prepare contractual correspondence and sensitive reports for clients and partners.
• Negotiate complex subcontract agreements and manage related bonds, warranties, guarantees, insurances, and letters of intent.
• Engage with clients, consultants, subcontractors, and partners on commercial matters to secure beneficial outcomes.
• Build lasting professional relationships to foster future business growth.
• Have experience handling design and build contracts, multidisciplinary projects, and significant contract values.
• Demonstrate strong commercial insight and ability to innovate in managing costs.
• Influence and challenge project teams commercially for improved outcomes.
• Keep abreast of industry trends through continuous professional development and legal updates.

Required Qualifications and Training

• A university degree in Quantity Surveying or a related field.
• Formal training in commercial management, contract law, and dispute resolution.
• Leadership and communication skills training, including delegation and presentation abilities.
• Training in behavioral safety and risk management practices.

Preferred Credentials

• Chartered membership or equivalent certification from RICS, CIOB, or similar professional organizations.
• Continuing professional development in legislation, industry developments, and advanced commercial management techniques.
