Job description
Job Overview
This full-time live-in Building Operator position located in Trenton, ON is responsible for ensuring smooth daily operations of assigned residential apartment buildings. The role involves general maintenance, administrative support, cleaning duties, and providing excellent tenant customer service.
Key Responsibilities
- Conduct routine inspections of interior and exterior common areas and supervise contractor activities.
- Document damages or deficiencies and initiate corrective maintenance work orders.
- Perform timely minor repairs in occupied units (including plumbing, electrical, carpentry) and attend to tenant maintenance requests, including emergency and after-hours calls.
- Clean and prepare vacant or turnover units as needed, maintain storage and boiler rooms, as well as manage walkways and garbage collection.
- Complete preventative maintenance tasks such as annual fire and life safety system inspections, HVAC upkeep, and backflow testing with proper record documentation.
- Assist in annual budget preparation by providing inspection reports and verifying invoices, service contracts, and purchase orders to maintain cost efficiency and budget control.
Qualifications
- Post-secondary education relevant to HVAC, Building Automation Systems (BAS), and Fire Alarm Systems (FAS).
- At least three years experience working with HVAC equipment and BAS/FAS in Class A residential complexes.
- Valid driver’s license with a clean driving record and proper automobile insurance.
- Proficiency with computer software such as Microsoft Word, Excel, and email/internet use.
- Physical ability to lift up to 50 pounds, bend, push, pull, and climb stairs.
Compensation & Benefits
- Annual salary of $62,000, which includes rent for the provided apartment.
- Utilities and parking expenses are covered.
