Job Location and Profile

This position is based in Oragadam, Tamil Nadu, India. The role is for a BMS (Building Management System) Engineer working in instrumentation and mechanical domains, involving rotational shifts.

Key Responsibilities

• Oversee the operation and monitoring of the Building Management System for the facility.
• Supervise HVAC systems, electrical equipment, DG sets, UPS, fire alarms, and interconnected systems through the BMS interface.
• Evaluate alarms, trend data, and parameters of equipment, executing corrective measures as necessary.
• Resolve hardware, software, communication, and control faults related to BMS.
• Monitor HVAC components such as AHU, FCU, chillers, pumps utilizing the BMS platform.
• Inspect and maintain sensors, controllers, actuators, Variable Frequency Drives, and communication networks.
• Conduct scheduled preventive maintenance and health checks on BMS systems.
• Collaborate with HVAC, electrical, and maintenance teams to address equipment problems.
• Respond promptly to breakdowns and ensure timely resolution of BMS-related alarms and faults.
• Keep detailed logs, daily reports, alarm histories, and maintenance records for BMS operations.
• Track energy consumption patterns, suggesting and implementing energy-saving opportunities.
• Liaise with external BMS suppliers to address major technical concerns, programming tasks, and system upgrades.
• Ensure all BMS activities adhere to site SOPs, safety protocols, and client standards.
• Assist with commissioning, testing, and integrating new BMS points or equipment as required.

Required Qualifications and Skills

• In-depth knowledge of BMS and HVAC automation systems along with building services.
• Familiarity with Direct Digital Controllers, sensors, actuators, VFDs, and HVAC control mechanisms.
• Understanding of communication protocols like BACnet and Modbus preferred.
• Strong analytical and troubleshooting capabilities.
• Ability to interpret BMS graphical interfaces, alarms, trends, and system metrics.
• Effective communication skills, thorough documentation practices, and aptitude for team coordination.
• Availability and willingness to work in rotational shift patterns.
