This Senior Quantity Surveyor position is available in Waterford, Dublin, Galway, or Sligo with the required flexibility to travel across sites nationwide.

Key Responsibilities

• Lead and manage the commercial strategy of projects in collaboration with the Managing Quantity Surveyor, ensuring it aligns with business objectives.
• Act as the company's representative in all commercial and contractual matters safeguarding company entitlements.
• Oversee procurement activities, including tender preparation, subcontractor selection, order placement, and management through project completion.
• Develop and present financial forecasts, cash flow projections, reconciliations, and valuations to relevant stakeholders.
• Manage contract variations diligently, maintaining precise records, and drive timely final account settlements.
• Ensure commercial compliance across diverse contract types including traditional, design and build, primarily for projects valued between €5 million and €15 million.
• Maintain and keep updated the project risk and opportunity registers, monitor for changes, implement mitigations, and handle claims and disputes efficiently providing well-documented records and representations.
• Provide leadership by managing, mentoring, and supervising junior commercial staff such as Quantity Surveyors and Assistants. Facilitate training, performance reviews, and knowledge sharing within the team.
• Ensure delivery of accurate commercial reporting aligning with company valuation policies and independently review cost value reconciliations.
• Support pre-construction teams with commercial insights during tender and procurement phases and provide consistent reporting to senior management on commercial performance, risks, and opportunities.
• Interpret contract law effectively to maintain compliance and safeguard the company's interests, offering detailed advice on contract conditions including NEC and JCT forms.
• Draft vital contractual correspondence and sensitive reports for clients and stakeholders.
• Lead complex subcontract agreement negotiations and manage associated bonds, warranties, guarantees, insurances, and letters of intent.
• Engage professionally with clients, consultants, subcontractors, and project partners to foster commercially beneficial outcomes and long-term relationships.

Experience and Qualifications

• Substantial experience managing design and build contracts, complex multidisciplinary projects, and contracts with significant values.
• Advanced commercial acumen with innovative cost management abilities.
• Ability to influence, challenge, and support project teams commercially.
• Engagement in continuous professional development with updates on industry trends, commercial management, and legal aspects.
• Minimum of a degree in Quantity Surveying or a related field.
• Formal training in commercial management, contract law, dispute resolution, leadership, delegation, presentation, communication, behavioral safety, and risk management.
• Desirable credentials include chartered membership with RICS, CIOB, or an equivalent professional organization.
