Position Overview
We are looking for an experienced and highly driven Senior Quantity Surveyor to join our project team in Athlone and Bigmeadow, County Westmeath. This role requires management and oversight of all aspects related to cost control and commercial reporting on-site. Key responsibilities involve assessing subcontractor payment applications, handling site variations, and ensuring precise and punctual commercial documentation throughout the project lifecycle.
Key Responsibilities
- Review and certify monthly payment claims submitted by subcontractors, covering areas such as insulation and cladding.
- Assess and negotiate variations, rework costs, and claims raised by subcontractors.
- Manage subcontractor star rates and dayworks according to contract obligations.
- Track and cost site instructions to ensure they are reflected in subcontractor accounts.
- Identify, log, and document all project variations comprehensively.
- Prepare and agree compensation events or variations of order with clients.
- Maintain an up-to-date site variation register with prompt pricing and submission.
- Assist in creating interim valuations and final account settlements.
- Support monthly cost reports, cash flow forecasts, and budget monitoring.
- Collaborate with project management and commercial teams to maintain cost accuracy and alignment with the budget.
- Contribute to evaluations of potential risks and opportunities within projects.
- Help with subcontract procurement and preparation of related contract documents.
- Ensure compliance with contractual agreements and organizational procedures.
- Monitor contract scope changes, flagging any commercial risks or issues.
- Engage closely with the site team to monitor progress, detect alterations, and document associated cost impacts.
- Participate actively in site meetings, offering input on commercial matters.
- Maintain excellent written and verbal communication to provide clear, accurate reports.
- Organize work efficiently, managing time well and prioritizing assigned tasks proactively.
- Ensure precise maintenance and filing of all commercial paperwork.
- Follow company policies and best industry practices regarding commercial and contractual matters.
Qualifications and Experience
- At least seven years’ experience in quantity surveying, preferably on large construction or industrial projects.
- Demonstrable skill in managing subcontractor accounts, encompassing submissions, variations, and final accounts.
- Thorough understanding of construction contracting frameworks such as RIAI, NEC, JCT, or equivalents.
- Solid knowledge of cost control mechanisms and commercial administration.
- Experience with ERP software like Coins is advantageous but not mandatory.
- Proficiency in Excel and other relevant software tools.
- Strong analytical capabilities and negotiation expertise.
- Ability to work autonomously and collaboratively as a team member.
- Excellent interpersonal and communication skills.
- Relevant academic qualifications in Quantity Surveying.
