Senior Project Director

About the Role

Sphere Recruitment represents the contracting division of a leading regional developer seeking a Senior Construction Project Director to spearhead the execution of a highly sophisticated and landmark high-rise development located centrally in Riyadh. This project features extensive structural, architectural, and MEP complexities and involves interfacing with multiple landmark properties and urban infrastructures.

Responsibilities

• Direct and lead all facets of construction delivery for a major high-rise project.
• Formulate and implement the construction approach to align with project timelines, budget, and development goals.
• Supervise multidisciplinary teams including structural, architectural, MEP, façade, fit-out, and other specialists.
• Manage intricate interfaces among the main building, adjacent landmarks, and city infrastructure.
• Take sole accountability for project scheduling, sequencing, logistics, and methodologies.
• Ensure performance targets for cost, schedule, quality, and health, safety, and environmental (HSE) measures are achieved.
• Oversee major contractors, subcontractors, consultants, and suppliers.
• Guide construction planning, mobilization efforts, procurement, package strategies, and resource allocations.
• Anticipate and address risks, technical challenges, project interfaces, and delays proactively.
• Foster a safety-oriented, quality-driven, accountable, and high-performance team culture.
• Provide ongoing comprehensive reports to senior leadership and stakeholders.
• Lead complex negotiations and resolve technical, commercial, and contract-related issues.
• Ensure compliance with Saudi regulations, international standards, and project specifications.
• Oversee commissioning, completion, snagging, and handover ensuring smooth project closure.

Qualifications & Experience

• Degree in Civil Engineering, Construction Management, Architecture, or a related field.
• Over 20 years of extensive experience in large-scale construction and development projects.
• Demonstrated leadership as Project Director or Construction Director specifically on major high-rise developments.
• Strong expertise in complex building construction involving structural, façade, MEP, and architectural systems.
• Experienced in managing large, diverse project teams and premier contractors.
• Proficient in construction methods, scheduling, logistics, and project control systems.
• Skilled in navigating challenges associated with inner-city and multi-interface building environments.
• Strong commercial insight and contract management acumen.
• Excellent communication and stakeholder engagement capabilities.
