The Residential Business Unit at Qiddiya aims to develop innovative neighborhoods within one of Saudi Arabia's largest and most visionary destination-led projects. Their goal transcends traditional housing construction by emphasizing the creation of high-quality, market-driven communities aligned with a long-term residential vision.

Overview & Responsibilities

• Oversee a portfolio of residential development projects from initial feasibility through to readiness for delivery.
• Establish clear product strategies including unit mix, project phasing, and comprehensive development briefs.
• Lead efforts on feasibility studies, business planning, and commercial optimization of residential projects.
• Manage design processes, consultant coordination, regulatory approvals, and procurement strategies.
• Serve as a key representative of the business in stakeholder engagements and discussions.
• Identify and implement improvements in development processes across all projects in the portfolio.

Candidate Requirements

• Extensive experience in client-side residential development environments.
• Demonstrated expertise in feasibility assessments, product definition, design management, and commercial decision-making processes.
• A genuine developer mindset emphasizing strategic development rather than solely project management.
• Capability to balance factors related to product quality, design, cost controls, scheduling, and profitability targets.
• Excellent stakeholder management skills, engaging consultants, regulatory authorities, and senior leadership effectively.
• Experience within the Middle East region is highly preferred.
• Preference given to candidates from developer backgrounds rather than those from consultancy, contracting, or project management consultancy roles.
• A relevant academic degree is mandatory; qualifications in real estate or commercial disciplines are advantageous.
