Role Overview

We are looking for a motivated Quantity Surveyor to join our expanding construction team. This role focuses on overseeing project financials through cost management, contract oversight, procurement, and subcontractor relationships. The successful applicant will collaborate closely with project teams to promote commercial success, manage risks effectively, and achieve project and business goals.

Key Responsibilities

• Prepare tender documentation, select subcontractors, negotiate contracts, and finalize subcontract orders.
• Manage the financial and commercial aspects related to subcontractors until final account closure.
• Maintain accurate site records and ensure proper document control.
• Carry out site measurements and assist with forecasting, budget targets, and contract value reconciliations.
• Draft valuations and variations with detailed documentation and secure agreement for changes as work progresses.
• Update projected final accounts promptly.
• Engage with site management to influence and challenge commercial issues.
• Implement commercial strategies and safeguard company contractual rights.
• Conduct contract value reviews maintaining impartial perspectives.
• Identify and evaluate potential risks and opportunities.
• Gain knowledge of insurances and warranties relevant to projects.
• Participate in cash flow management activities.
• Support tender process operations as needed.
• Supervise Assistant and Trainee Quantity Surveyors, reviewing their outputs.
• Effectively utilize communication skills and technology platforms.
• Be proficient with the Standard Method of Measurement and demonstrate commercial ownership and awareness.
• Apply time management, organization, interpersonal, and negotiation skills efficiently.

Experience and Qualifications

• Proven track record in quantity surveying within construction, managing costs, valuations, variations, and final accounts.
• Strong knowledge of JCT contracts, subcontract procurement, contract administration, and commercial risk control.
• Experienced in Contract Value Reviews, forecasting, cost reporting, and cash flow oversight.
• Competent negotiator collaborating effectively with subcontractors and project teams.
• Degree holder currently progressing towards professional accreditation such as CIOB; experience with Design & Build projects is a plus.
• Completion of a 2-day safety appreciation course covering contract and commercial awareness is required.
• CIOB membership or eligibility is necessary.
• Desirable experience includes involvement with large Design and Build contracts, understanding claims and dispute resolution, knowledge of contract law, experience with contracts exceeding €15m without full responsibility, and supervising traditional contracts as well as Assistant Quantity Surveyors.
