Role Overview
We are looking for a seasoned Project Director or Managing Director to oversee all aspects of a four-star hotel development located in a remote area. This senior leadership position requires hands-on engagement in project management, financial oversight, and maintaining robust stakeholder relationships. You will act as the owner’s on-site representative, guiding the project from tendering, through execution, to final handover while managing budgets, contractors, developers, and governmental agencies.
Key Responsibilities
- Direct and coordinate the tender process by preparing documents, assessing contractor proposals, and negotiating construction contracts.
- Select and manage primary contractors, subcontractors, and specialized vendors throughout the project lifecycle.
- Serve as the central liaison for developers, investors, and ownership, delivering consistent progress and status updates.
- Engage with local authorities and government bodies to obtain permits, licenses, utility connections, and regulatory approvals.
- Manage project budgets and implement cost control measures, including cash flow forecasts, tracking costs to completion, and handling changes or variances.
- Monitor construction progress ensuring adherence to schedule, quality benchmarks, and safety protocols while promptly addressing delays or site issues.
- Oversee logistical planning related to remote-site challenges such as materials transportation, temporary infrastructure for power and water, and workforce housing.
- Collaborate with hotel brand technical teams to ensure conformity with brand design and construction standards when applicable.
- Prepare detailed periodic financial and progress reports for ownership and board members.
- Identify potential risks across financial, regulatory, and operational spheres and implement mitigation strategies.
Required Qualifications
- A minimum of 5 to 10 years’ experience in hospitality or resort development and construction project management, including the successful completion of at least one hotel or resort project.
- Bachelor’s degree in Civil or Architectural Engineering, Construction Management, or a related discipline.
- Proven capability to handle projects in remote or logistically complex environments.
- Experience managing competitive tendering and contract negotiation processes, preferably using FIDIC or similar standards.
- Expertise in dealing with government agencies for permits, licenses, and regulatory compliance.
- Strong financial skills, including reading development proformas, budget management, and cost control.
- Professional certifications such as PMP or RICS/MRICS are advantageous.
- Familiarity with international hotel brand standards is a plus.
- Entrepreneurial experience will be regarded as a bonus.
