Construction Project Manager

Overview

We are currently looking for a seasoned Project Manager to act as the on-site representative of the Owner/Developer, overseeing all phases of real estate projects, including new constructions and rehabilitation efforts. This role requires managing on-site operations, coordinating closely with consultants and contractors, monitoring quality and schedules, and ensuring budgetary and technical compliance to deliver projects successfully.

Key Responsibilities

• Serve as the primary contact on-site representing the Developer for new building projects and complex rehabilitation assignments.
• Supervise structural changes, mechanical, electrical, and plumbing upgrades, along with high-end architectural fit-outs in existing buildings.
• Lead field personnel and subcontractors, assigning daily duties and ensuring seamless progress despite site challenges associated with functional or previously used assets.
• Proactively manage unforeseen technical issues common in rehabilitation projects, including as-built discrepancies and structural limitations.
• Assess contractor capabilities and oversee necessary modifications in scope without impacting project timelines.
• Collaborate effectively with the technical office and supervising consultants to promptly implement design solutions.
• Perform stringent on-site inspections during demolition, retrofitting, and finishing stages to uphold quality standards.
• Manage Request for Inspection (RFI) submissions, ensuring accuracy and approval compliance.
• Confirm that materials delivered adhere precisely to approved specifications, focusing on specialized rehabilitation materials.
• Supervise proper receipt, safe storage of materials, and oversee Material Inspection Requests (MIR) approvals.
• Audit quantity surveying reports, Bills of Quantities, and interim payment certificates from consultants and contractors.
• Verify financial valuations claimed accurately correspond to physical work completed, particularly for renovation-related variations.

Qualifications and Requirements

• Bachelor’s degree in Engineering is required.
• Proven experience between 7 to 12 years in site execution and project management is essential.
• In-depth knowledge and hands-on expertise in building rehabilitation, renovation projects, and commercial fit-outs is mandatory.
• Experience in acting as a Client Representative on projects is highly advantageous.
• Strong technical understanding of structural retrofitting, quality assurance/control processes, materials management, and commercial cost verification.
• Fluency in both English and Arabic languages at a professional level is required.
