Role Overview
As a Commercial Manager based in Ballycoolin Business Park, Dublin, you will play a critical role in overseeing the financial and contractual aspects of construction projects. This includes validating budgets, steering procurement processes, managing contract administration, and ensuring projects comply with commercial and operational requirements.
Key Duties
- Verify all tender and construction budgets to strictly adhere to agreed profit margins.
- Advise Project Managers, Quantity Surveyors, and Administrators on site instructions, labor allocation, forecasting techniques, and margin protection.
- Collaborate with Procurement to ensure the tender process complies with company policies related to authority and subcontractor agreements while staying within budget.
- Oversee the preparation of Internal Monthly Cost Reports and Month End Reviews to ensure margin compliance.
- Work closely with the Business Unit Finance Department for financial alignment.
- Draft, review, and participate in contract and tender negotiations to secure commercially favorable outcomes and limit project risks.
- Ensure adherence to contract timelines and schedules.
- Manage submission and approval of interim payment certificates with client representatives.
- Handle insurance requirements and claim settlements including public liability, professional indemnity, and contract works insurance.
- Engage proactively in dispute resolution and claims management with support from Commercial Manager or external consultants.
- Review incoming communications from employers, design teams, and subcontractors to identify contract-critical issues and respond appropriately.
- Manage project cash flow in conjunction with the Finance Department.
- Ensure compliance with internal procedures per Mercury Group’s authority matrix.
- Establish and maintain risk and opportunity management processes for projects.
- Build and sustain strong relationships with clients, subcontractors, suppliers, and consultants.
- Mentor and support commercial staff and management as needed.
- Provide guidance to senior project personnel on project-specific commercial and contractual matters.
- Monitor on-site adherence to commercial protocols and processes.
- Ensure contracts are correctly administered, including issuing required notices and contractual correspondence to protect Mercury Engineering.
- Maintain effective communications at all organizational levels and with external stakeholders.
Candidate Requirements
- Minimum 8 years of experience in Quantity Surveying or Commercial roles, preferably with leadership experience on large-scale construction projects such as data centres.
- Background in construction operations is essential.
- Possession of a professional qualification in quantity surveying or an engineering background with commercial responsibilities.
- Sound legal knowledge and proficiency in evaluating contract documents and requirements.
- Willingness and ability to travel to project sites across Europe.
