Assistant Facility Manager

Eligibility Criteria

• At least three years of experience in managing residential facility operations.
• Demonstrated ability to oversee large apartment complexes housing between 500 and 1000+ units.
• Experience handling premium or luxury residential properties is an advantage.
• Comprehensive understanding of electrical systems, diesel generator operations, sewage and water treatment plants, plumbing, civil maintenance, and fire & safety protocols.
• Expertise in vendor coordination and budget management focused on cost control.
• Proficient in engaging with Resident Welfare Associations or Apartment Associations for effective stakeholder management.
• Possesses strong capabilities in leadership, communication, negotiation, and managing teams.
• Preference given to candidates who can join immediately or within a notice period of 15 days or fewer.

Key Responsibilities

• Oversee all aspects of facility operations and maintenance activities.
• Supervise maintenance, housekeeping, and security staff to ensure high performance standards.
• Implement both preventive maintenance schedules and address breakdown incidents promptly.
• Manage resident complaints and service requests ensuring swift resolution.
• Liaise with external vendors and Annual Maintenance Contract partners to maintain services.
• Monitor and control budgets while optimizing utility consumption and overall costs.
• Ensure compliance with statutory, safety, and regulatory guidelines across all sites.
• Prepare and submit detailed operational and management reports regularly.

Work Locations

The position requires presence at various Chennai localities including OMR, Karapakkam, KK Nagar, Manapakkam, Navalur, Kotturpuram, and Pallavakkam.
