Senior Director - Precinct Development (Urban Core)

Overview

The Senior Director of Precinct Development will oversee the complete development process of a substantial Urban Core mixed-use precinct. This precinct encompasses a broad range of elements such as public realm areas, communal spaces, retail outlets, food and beverage venues, commercial offices, lifestyle hubs, civic spaces, mobility infrastructure, and destination features.

Role and Responsibilities

• Serve as the lead representative for the precinct development on behalf of the client, directing strategy, business planning, and design governance.
• Manage commercial structuring, stakeholder relationships, investment preparation, and ensure seamless integration of all delivery phases.
• Ensure that the precinct meets its goals related to commercial success, operational efficiency, community engagement, placemaking, and sustainable value creation.
• Steer the development strategy and business plan for this extensive mixed-use precinct.
• Take full accountability for development results across the precinct's portfolio.
• Set clear development objectives that align with both Urban Core and the organization's broader strategic aims.
• Oversee all development stages from feasibility assessments through design, procurement, execution, activation, and preparation for operational activities.
• Make informed development decisions that maximize long-term asset value, commercial effectiveness, and placemaking quality.

Qualifications and Experience

• Holds a Bachelor's degree in fields such as Real Estate Development, Architecture, Urban Planning, Engineering, Construction Management, Finance, or related disciplines; a Master's degree is preferred.
• Advanced qualifications such as an MBA, MSc in Real Estate Development, Urban Development, or equivalent are highly advantageous.
• Over 20 years of experience in development, including at least 10 years leading major, multi-asset mixed-use projects.
• Demonstrated client-side expertise in managing large-scale, multi-asset developments.
• Solid understanding and experience in development strategy, feasibility studies, investment planning, and full precinct delivery.
• Proven leadership of multidisciplinary consultant and project teams.
• Experience within large-scale developments in the GCC region is preferred.
• Background working with giga-projects, sovereign development entities, or master developers is highly desirable.
