About the Role
We are a real estate development company based in Riyadh seeking a Sales Manager responsible for converting interest into finalized and collected sales agreements. This role demands ownership of sales targets, team leadership, sales funnel oversight, channel management, and disciplined execution to consistently meet quarterly goals.
Key Responsibilities
- Develop and set annual and quarterly sales plans by project, detailing sales value, units, and monthly absorption, and distribute quotas among the sales team.
- Manage the entire sales funnel including lead generation, site visits, reservations, contract signings, payments collection, and title transfer processes.
- Recruit, mentor, and hold accountable a team of sales consultants while administering a commission structure that incentivizes quality over quantity.
- Build and oversee a network of licensed brokers and external channels, evaluating their performance based on volume, quality, and cost efficiency.
- Advise on pricing strategies, payment plans, and discount approvals while safeguarding profit margins.
- Coordinate with banks, mortgage providers, and the Real Estate Development Fund to facilitate buyer financing.
- Monitor collection timelines, minimize cancellations, and maintain accurate sales forecasts.
- Ensure full adherence to relevant regulations including the Real Estate Brokerage Law, FAL licensing requirements, off-plan (WAFI) regulations, and escrow rules.
Required Experience and Qualifications
- 15 to 20 years of sales experience, with at least 10 years in leadership roles overseeing sales teams.
- At least 10 years’ experience in property sales or real estate development with demonstrable results.
- Extensive knowledge of the Saudi real estate market, including pricing structures, key districts, end-user segments, and investor profiles.
- Bachelor's degree in Business, Marketing, Finance, Engineering, or equivalent; a Master of Business Administration (MBA) is advantageous.
- Sound understanding of mortgage processes, loan-to-value ratios, housing support programs, and buyer affordability assessments.
- Proficiency with customer relationship management (CRM) systems and sales funnel reporting to track and explain deal statuses.
- Fluency in Arabic and professional-level English communication skills.
- Possession of a FAL license issued by the Real Estate General Authority or willingness to obtain it during probation, along with a valid driving license.
