KM Lynskey is an established construction group known for its successful delivery of diverse projects, including residential, cultural, commercial, and data centre fit-outs throughout the EU. As part of its growth, the company is expanding its Commercial Team and seeks a Quantity Surveyor to contribute to project financial management.

Position Overview

The Quantity Surveyor will collaborate closely with Senior Quantity Surveyors, Project Managers, and Contracts Teams, managing the commercial aspects of projects from pre-construction through to completion and final accounts. The role is based at the Head Office in Ballycoolin, Dublin, with travel to projects as needed. This opportunity suits commercially driven, organized professionals keen to take ownership of projects while advancing within a growing construction business.

Key Responsibilities

  • Oversee daily commercial requirements for assigned projects and work packages.
  • Prepare and submit monthly valuations and payment applications.
  • Track project expenditures against budgets; assist in monthly cost reporting and forecasting.
  • Maintain detailed records of project costs, commitments, and anticipated final expenditures.
  • Support cash-flow forecasting and cost-to-complete analyses.
  • Review project-related drawings, specifications, contracts, and documentation to ensure commercial compliance.
  • Develop tender and procurement packages for subcontractors and suppliers.
  • Obtain and analyze subcontractor and supplier quotations.
  • Assist in subcontractor negotiations and provide commercial recommendations.
  • Manage subcontractor accounts, including valuations, payment assessments, variations, and final account preparation.
  • Identify, document, value, and submit project variations and change orders.
  • Maintain records supporting variations, delays, and other contractual matters.
  • Participate in preparation, negotiation, and agreement of final accounts for clients and subcontractors.
  • Perform measurements and take-offs based on project drawings and information.
  • Facilitate communication with clients, consultants, subcontractors, suppliers, and internal teams on commercial matters.
  • Attend site, commercial, and project meetings as necessary.
  • Collaborate with project teams to identify commercial risks and opportunities.
  • Provide support during tender and pre-construction phases when required.
  • Keep precise commercial documentation within company systems and assist in monthly reporting and reviews.
  • Ensure adherence to company procedures and ISO/QA standards in commercial activities.
  • Mentor Junior and Assistant Quantity Surveyors as appropriate.

Required Skills and Experience

  • Degree in Quantity Surveying, Construction Economics, or related field.
  • Between 3 to 6 years of relevant Quantity Surveying experience.
  • Preferred experience working with main contractors.
  • Exposure to residential, commercial, fit-out, and/or data centre projects is advantageous.
  • Strong grasp of construction costs, valuations, variations, procurement, and subcontractor account management.
  • Understanding of construction drawings and contract documentation.
  • Excellent numerical and analytical skills.
  • Effective negotiation and commercial judgment capabilities.
  • Highly organized with the ability to handle multiple priorities and deadlines.
  • Strong verbal and written communication skills.
  • Professional demeanor when interacting with clients, subcontractors, suppliers, and internal teams.
  • Proficiency in Microsoft Office, especially Excel; experience with ERP or construction cost-management software beneficial.
  • Motivation to grow professionally and advance within the KM Lynskey Commercial Team.
