We are seeking a Project Quantity Surveyor to join our distinguished team in Dublin. This role offers a chance to work with a leading main contractor on exciting multi-million euro ventures alongside motivated professionals.
Role Overview and Responsibilities
- Manage subcontract procurement and oversee account management effectively for assigned projects.
- Forecast costs and project values for inclusion in monthly Project Reports, maintaining stringent budget controls and cash flow predictions.
- Prepare and evaluate progress and final payments related to contracts and subcontracts.
- Assess the worth of proposed construction options and compile Bills and Schedules of Quantities including materials, labor, and services necessary for construction and engineering work.
- Generate a cash flow plan for projects based on Contract Programme and JJ Rhatigan’s target schedule.
- Remeasure trade packages as required to correct any quantity discrepancies and to accurately process tender enquiries.
- Develop tender enquiry packages in collaboration with Contracts and Project Managers to ensure completeness.
- Select suitable subcontractors for various works aligned with the project timeline and procurement schedule, utilizing company databases or alternative sources.
- Maintain a procurement tracker to monitor the status of tender packages, ensuring alignment with the target programme.
- Perform tender analyses on subcontractor bids to confirm compliance and thorough pricing, noting omissions or clarifications, and conduct value comparisons.
- Explore alternative approved materials in consultation with subcontractors and internal teams, obtaining additional tender estimates as needed.
- Execute value engineering evaluations in coordination with the Design Team, Employer, and management.
- Create subcontractor shortlist, conduct review meetings to confirm understanding and comprehensive pricing.
- Conduct subcontractor reference checks covering health and safety compliance, performance, quality, environment standards, claims history, financial stability, and resources.
- Provide these evaluations to Contracts and Project Managers for decision making.
- Ensure subcontractors hold appropriate insurances, safety statements, tax clearances, pension compliance, and relevant licenses before appointment.
- Set up subcontractor payment details within the financial system and manage contractual order documentation prior to site commencement.
- Oversee and track subcontractor variations and change orders, investigating their impact on contract sums and ensure necessary collateral warranties are established.
- Notify the Design Team regarding variations and maintain updated change order schedules.
Qualifications and Experience
- Essential prior experience in the construction sector.
- Possession of a third level degree relevant to the role.
- At least 5 years of experience with a main contractor in Ireland or the UK managing projects valued at £/€10 million or above.
