Role Overview
The Junior Quantity Surveyor (JQS) will support the commercial team by managing and reporting the financial status and forecasts of assigned projects aligned with company commercial procedures and documentation standards.
Key Responsibilities
- Assist with procurement activities including take-offs, preparing and issuing tender documents, and monitoring tender returns based on company schedules.
- Maintain a database of active subcontractors and suppliers, facilitating clear tender communications and clarifications.
- Evaluate tender quotations to ensure alignment with project scopes, drawings, and specifications; raise queries and update accordingly.
- Prepare tender comparisons highlighting scope discrepancies, exclusions, and potential commercial risks.
- Support procurement and appointment of subcontractors and consultants by issuing enquiries, managing sign-off processes, and ensuring all contractual documents are complete and authorized prior to commencing site work.
- Assist with monthly valuation assessments, applications, and payments, including issuing certificates and payless notices, ensuring accurate uploading onto SAP for approval and timely payments.
- Support internal commercial reporting activities, including CVR reports, cashflow updates, project reviews, and other monthly deliverables within required timelines.
- Maintain thorough commercial record-keeping on SharePoint, organizing correspondence, applications, assessments, variation registers, certifications, and cost reports.
- Help proactively minimize disputes with clients and supply chain; where disputes occur, assist in preparing defenses, compiling reports, and liaising with defense teams.
- Identify value engineering opportunities to optimize costs related to materials, trades, and consultants.
- Assist with materials purchasing to ensure cost-effectiveness and timely procurement.
- Provide estimating support during high workload periods, including measuring, issuing enquiries, and evaluating quotations under senior guidance.
Qualifications and Skills
- Bachelor’s degree or Higher Diploma in Quantity Surveying, Construction Economics, or a related field.
- Solid understanding of construction contracts, procurement, and commercial management practices.
- Strong numerical aptitude, analytical thinking, and problem-solving capability.
- Proficiency with Microsoft Office applications, especially Excel.
- Familiarity with SAP or similar commercial management software is advantageous.
- Excellent organizational skills with a keen eye for detail.
- Team-oriented with confident interpersonal and communication skills for coordinating internal and external stakeholders.
