Project Director

About the Role

Dussmann Ajlan & Bros is seeking an experienced Project Director to lead facilities management consultancy projects from Umluj, Tabuk, Saudi Arabia. This role requires oversight and leadership in delivering FM consultancy ensuring all contractual, client, and regulatory requirements are met while driving operational improvements and financial outcomes.

Key Responsibilities

• Lead and direct FM consultancy projects assuring compliance with scope, quality, budget, and deadlines.
• Develop and implement project plans, allocate resources, assign roles, and monitor milestone progression.
• Ensure adherence to safety, regulatory standards, and guidelines such as SFG20, NFPA, Saudi Building Code, ASHRAE, CIBSE, and BICSc.
• Identify risks promptly, apply mitigation strategies, and resolve arising issues efficiently.
• Maintain regular reporting on project statuses, risks, and corrective actions to management and clients.
• Serve as senior primary contact for clients, FM providers, and stakeholders, fostering strong relationships and providing customized operational advice.
• Supervise FM service delivery and compliance against contracts, SLAs, and KPIs through technical reviews and performance evaluations.
• Review and guide maintenance strategies, staffing, service delivery plans, and cost management for continual service improvement.
• Advise on asset condition surveys, replacement planning, technical specification development, and tender documentation.
• Support clients with design reviews, inspections, commissioning processes, and asset handovers while ensuring documentation completeness.
• Lead tender preparation including RFPs, service specifications, evaluations, clarifications, and appointment processes.
• Manage FM provider mobilization ensuring readiness, proper resource deployment, and smooth transition.
• Mentor and develop multidisciplinary consultancy teams promoting safety, integrity, collaboration, and excellence.
• Oversee client-specific FM documentation such as policies, procedures, checklists, and reporting formats.
• Manage project financials; control budgets, expenditure, forecasts, and protect profitability through cost efficiency.
• Monitor contract and scope changes with appropriate documentation and approvals.

Qualifications and Experience

• Minimum 15 years in facilities management, related consultancy, or similar operations.
• At least 5 years in client-side FM consultancy or managing agent positions.
• Experience managing large-scale, high-profile, or VVIP facilities in government or corporate sectors.
• Proficient in leading multidisciplinary teams and managing FM service providers.
• Skilled in asset condition assessments, procurement tendering, mobilization, performance management, and technical consultancy.
• Competent in budgeting, cost control, and profit and loss management.
• Bachelor’s degree in Electrical Engineering, Mechanical Engineering, Facilities Management, or related field.
• Professional certifications: Certified Facility Manager (CFM), Facility Management Professional (FMP), Project Management Professional (PMP) or PRINCE2.
• Credentials in sustainability and safety such as LEED AP, Certified Energy Manager (CEM), BICSc qualifications, and NEBOSH or OSHA training are required.
• Master of Business Administration (MBA) is preferred but not mandatory.
