Job description
Role Overview
The Porter position at Pennrose operates under the guidance of the Maintenance Supervisor and reports to the Property Manager. This role involves performing light maintenance, repairs, and ensuring cleanliness across multiple apartment buildings and grounds adhering to high company standards.
Responsibilities
- Complete assigned administrative tasks each morning, including online training, reviewing updates, and participating in meetings, with communication and compliance with management teams being essential.
- Maintain cleanliness and upkeep of grounds, amenities, building exteriors, leasing offices, parking lots, and community buildings.
- Remove trash daily from office areas and the apartment community perimeter.
- Assist in preparing vacant units to market-ready condition by removing trash prior to readiness.
- Support the Maintenance Supervisor or Property Manager by promptly completing maintenance duties.
- Help clean apartments, models, shared bathrooms, hallways, breezeways, and elevators.
- Offer assistance with snow removal when applicable.
- Help troubleshoot and repair mechanical, carpentry, and electrical issues.
- Report maintenance issues in apartments, models, clubhouses, and common areas to the Maintenance Supervisor.
- Maintain cleanliness of trash rooms, enclosures, compactors, containers, and their surroundings.
- Support the success of the Supportive Services program and actively engage in Pennrose Academy's training to advance technical skills.
- Immediately address and report unsafe conditions, ensuring compliance with safety regulations.
Performance Metrics
- Consistently maintain clean property grounds and interiors.
- Improve unit turnover efficiency and quality.
- Minimize property liability caused by staff neglect.
- Maintain positive resident satisfaction ratings.
Required Qualifications
- High School Diploma or GED preferred.
- Minimum one year experience in property maintenance or related duties.
- Valid driver's license, insured vehicle, and ability to travel between properties.
Working Conditions
- Ability to work flexible periodic hours.
- Capability to travel via car or plane as required.
- Work within or near transitional neighborhood properties.
- Physically able to climb stairs, use elevators, bend, squat, reach overhead, and perform mobility tasks and lifting typical of property maintenance.
Compensation
Pay ranges from $20 to $21 per hour based on experience.
