Role Overview

The Porter is an essential member of the on-site management team, tasked with maintaining the external appearance of the community. Responsibilities vary depending on community size and age, encompassing upkeep and housekeeping duties to uphold resident satisfaction and property standards.

Key Responsibilities

• Regularly lift and carry weights between 80 to 100 pounds.
• Inspect the property each morning to collect trash and maintain cleanliness of grounds, management office, and landscaping.
• Maintain cleanliness of mailrooms by removing trash, sweeping floors, and clearing outdated notices from bulletin boards.
• Replace common area and breezeway lightbulbs as needed.
• Replace all first-floor window screens upon request.
• Support apartment turnover activities such as trash removal, caulking, appliance and smoke detector checks, and part replacements.
• Clean air conditioning vents and change filters in vacant apartments.
• Install, relocate, and connect appliances as required.
• Replace air filters on a scheduled basis for all occupied units.
• Maintain the pool area by hosing down surfaces, picking up litter, and arranging furniture.
• Perform minor painting jobs as assigned.
• Clean vacant apartments between resident move-outs and move-ins.
• Assist the Maintenance Supervisor or Technician with additional tasks as needed.

Qualifications and Requirements

• At least one year of related experience.
• High school diploma or equivalent credential.
• Ability to multitask effectively, remain organized, and adhere to deadlines.
• Willingness and availability to be on-call for after-hours emergency response.
• May require a valid driver's license.
