Position Overview
The Porter is responsible for on-site groundskeeping and maintenance duties as delegated by the supervisor. Key tasks include trash removal and preparation for collection, maintaining exterior cleanliness and curb appeal, landscaping upkeep between professional services, cleaning swimming pools, furniture arrangement, mopping, vacuuming, and ensuring all amenity areas remain presentable throughout the day. The position also requires maintaining product presentation standards aligned with brand expectations.
Key Responsibilities
- Complete daily checklists reliably
- Maintain property's exterior cleanliness and curb appeal
- Upkeep landscaping between third-party service visits
- Clean and sweep swimming pool areas when needed
- Arrange outdoor furniture as instructed
- Perform daily mopping and vacuuming in designated areas
- Keep all amenity spaces clean and tidy throughout the day
- Ensure consistent adherence to brand and company presentation standards
Additional Duties and Requirements
- Work full shifts on-site according to schedule
- Availability for additional hours including evenings, weekends, and potential overtime
- Assist with move-outs, turns, and move-ins beyond normal hours if necessary
- Capable of regularly lifting and moving up to 50 pounds, involving activities such as bending and stooping
Preferred Qualifications
- High school diploma or equivalent preferred
- Basic computer proficiency
Desirable Experience
- At least one year of experience in maintenance or a skilled trade
- Prior experience within student housing or multi-family residential sector
Organizational Reporting
This role reports directly to the Maintenance Supervisor and has no direct reports.
