Operations Manager

Role Purpose

Serve as the key on-site representative of the landlord, responsible for ensuring disciplined daily operations, maintaining a visible landlord presence, establishing structured tenant engagement, and upholding consistent asset presentation standards. This role governs retail operations at the site level while aligning fully with central Asset Operations policies covering technical, commercial, and financial aspects. The position represents landlord operational authority onsite, safeguarding tenant performance, customer experience, and asset integrity through structured execution.

Asset Context

• Retail-led mixed-use community asset
• Active trading tenants including Retail and Food & Beverage (F&B)
• High footfall environment
• Extended trading hours including evenings and weekends
• Coordination with development team for phased delivery

The asset requires ongoing landlord visibility, strict Integrated Facilities Management (IFM) governance, and organized management of the tenant lifecycle.

Experience & Qualifications

• 7 to 12 years of experience managing retail malls or high-traffic mixed-use environments
• Proven track record in supervising outsourced facilities management providers
• Experience coordinating with tenants and managing retail trading operations
• Familiarity with mall operations, F&B trade requirements, and retail community dynamics
• Strong knowledge of contractor management based on SLAs and KPIs
• Bachelor's degree preferred in Engineering, Business, or related disciplines
