Role Overview

In the position of Residential Leasing Manager, you will take charge of optimizing occupancy and revenue outcomes for a specific portfolio of residential properties. Reporting directly to the Property Manager, you serve as the lead revenue driver by merging efficient property management with successful commercial leasing practices.

Key Duties

• Develop and implement leasing strategies to maximize occupancy and revenue.
• Meet and exceed leasing targets for occupancy rates and rents established by property management and clients.
• Manage the leasing process end-to-end, responding to inquiries within 24 hours and effectively converting viewings into lease offers.
• Collaborate with property management to proactively handle lease renewals 90 days before expiry, negotiating rent increases that align with market standards.
• Deliver weekly intelligence reports on competitors, rental market trends in Riyadh, and supply-demand dynamics to support pricing decisions.
• Ensure high-quality property listings consistent with global brand standards, including professional photos, virtual tours, and accurate descriptions.
• Work with marketing teams to create and run campaigns aimed at generating leads for properties that are difficult to lease.
• Conduct regular inspections to make sure vacant properties are ready for viewing, coordinating refurbishments or staging as needed.
• Negotiate lease terms, rental prices, and payment plans within authorized limits.
• Screen prospective tenants thoroughly for financial stability and suitability before presenting offers.
• Oversee the creation of lease documents ensuring protection of landlord interests.
• Serve as an expert on local regulatory platforms like Ejar, guaranteeing full compliance in lease registrations as per Ministry of Housing rules.
• Strictly adhere to Real Estate General Authority (REGA) rules and the Real Estate Brokerage Law in all leasing activities.
• Perform tenant KYC checks via Absher and SIMAH platforms to verify legitimacy.
• Formulate legally sound lease clauses to prevent disputes at Rental Disputes Center.
• Act as the main contact for new tenants during onboarding, ensuring they have a positive start and smooth transition.
• Nurture ongoing relationships with tenants throughout their leases to strengthen community bonds and increase loyalty.
• Implement and monitor tenant feedback systems like NPS to identify areas for service and experience enhancement.
• Analyze tenant turnover causes and deploy engagement strategies to boost renewals and decrease vacancy durations.

Required Qualifications and Experience

• 3 to 5 years experience in residential leasing or property management, preferably with international consultancies or prominent local developers.
• Bachelor’s degree in Business, Real Estate, or a related discipline.
• Fluency in both Arabic and English, including written and spoken communication.
• Competency in property management software such as Yardi and familiarity with the Ejar electronic platform.
