Job description
Position Overview
Under the supervision of the Contracts Supervisor, the Floating Custodian/Handyman is responsible for performing diverse janitorial and maintenance tasks at multiple contract locations throughout North Central West Virginia. This role requires mobility between various offices and entails duties such as cleaning, repairs, maintenance, and personnel support to ensure service quality and safety standards are met.
Essential Responsibilities
- Perform janitorial duties including sweeping, mopping, dusting, vacuuming, floor stripping, carpet shampooing, and bathroom cleaning.
- Carry out maintenance activities such as painting, minor repairs (e.g., window closers, faucet replacements), unclogging toilets, and wall artifact hangings.
- Conduct snow removal and lawn care as required.
- Inspect and assess crew work quality and assist with quality assurance checks across sites.
- Train staff members on work skills, behavioral standards, interpersonal communication, and safety practices.
- Provide on-the-job training and motivate employees to perform essential job functions effectively and safely.
- Update contract-specific documentation, including data sheets and daily checklists, using Microsoft Excel and Word.
- Perform walk-through assessments, prepare cost estimates, and coordinate maintenance services like HVAC and plumbing with outside contractors.
- Handle moving of heavy furniture, appliances, and equipment, and complete weekly vehicle inspections and basic maintenance.
- Fill in for absent staff members, covering their responsibilities as necessary.
- Assist supervisors with employee evaluations.
- Attend mandatory training sessions and meetings as required.
Required Skills and Qualifications
- High school diploma or equivalent education is mandatory.
- A minimum of one year’s experience in janitorial services and one year in handyman or technical roles is necessary.
- Competency or willingness to learn computer use, including Microsoft Office applications, smartphones, email, texting, and scheduling/timekeeping software.
- Must possess reliable personal transportation and hold a valid West Virginia driver’s license.
- Experience working with persons with disabilities is preferred.
- Must be able to obtain and maintain federal security clearance, including compliance with GSA, Aurora clearance procedures, and state background checks.
Additional Skills and Abilities
- Physical ability to lift and carry weights up to 50 pounds.
- Strong problem-solving skills, ability to work independently, and basic mathematics proficiency.
- Excellent written and verbal communication skills to understand instructions and interact effectively.
- Demonstrated tact, diplomacy, sensitivity, and emotional intelligence, especially in supporting people with disabilities.
- Capability to make quick decisions, exercise good judgment, and perform crisis intervention if needed.
Work Environment and Supervision
This role involves extensive interaction with disabled individuals and the general public, requiring understanding, patience, and courteous demeanor. Employees report directly to the Contracts Supervisor and are expected to adhere to standardized procedures while contacting supervisors or project managers when uncertain.
