About the Organization and Role

Key Responsibilities
- Supervise and coordinate the resident maintenance team comprising a plumber, electrician, and AC technician, providing daily guidance and monitoring their attendance and performance.
- Organize regular team meetings to plan maintenance tasks, review priorities, and resolve operational issues.
- Manage outsourced technical service providers during on-site visits, ensuring work aligns with agreed standards and timelines.
- Develop and oversee a preventive maintenance program for all building hard services, maintaining schedules and tracking completion.
- Identify and address recurrent faults through root-cause analyses to minimize reactive repairs.
- Act promptly as the primary contact for emergency and reactive maintenance, coordinating necessary repair efforts efficiently.
- Conduct routine technical inspections of electrical, plumbing, HVAC, and related systems; maintain an updated asset register including service history and replacement planning.
- Ensure compliance with all safety and regulatory requirements related to electrical, plumbing, and building operations, enforcing permit-to-work systems for high-risk activities.
- Support budgeting and procurement processes for maintenance operations, providing cost inputs for capital projects.
Qualifications and Experience
- Diploma or Bachelor's degree in Electrical Engineering, Mechanical Engineering, Building Services Engineering, Facilities Management, or a closely related discipline.
- Relevant trade qualifications (e.g., electrical installation, plumbing, HVAC) are advantageous.
- A minimum of 4–5 years managing hard services in facilities or building maintenance, with at least 2 years in a supervisory capacity.
- Experience working with electrical, plumbing, and HVAC systems in commercial or institutional buildings and managing outsourced contractors.
- Technical competency in preventive maintenance scheduling, interpretation of technical drawings, and adherence to safety legislation.
- Proficiency in Microsoft Office applications.
