Sunbuilt is a head contracting company based in Southeast Queensland, specializing in delivering residential high-rise and development projects throughout the Gold Coast area. Role Overview
We are looking for an experienced Contract Administrator to join our site team for a landmark 34-storey, 154-unit residential high-rise development located in Southport. The project has completed its podium and is now advancing through its floor cycles. This role offers a significant opportunity to contribute to the contractual and commercial success of a major Gold Coast tower, working alongside seasoned project managers, designers, and site delivery personnel.
Key Responsibilities
- Maintain comprehensive contractual documentation throughout the project including managing variations, Requests for Information (RFIs), payment claims, subcontractor communications, and defect notices.
- Administer subcontract packages in compliance with head contract terms and subcontract agreements, especially handling claims, variations, and extension of time submissions.
- Oversee the verbal instruction process by ensuring all site instructions are properly recorded in Procore, formalized in writing, and acknowledged by subcontractors within required time limits.
- Draft and dispatch formal contractual correspondence, notices, and instructions following contractual obligations and deadlines.
- Assist in procurement scheduling and trade package administration in collaboration with the project management team.
- Collaborate closely with Project Engineers to clearly differentiate between contractual administration responsibilities and technical or program delivery roles.
- Keep accurate and up-to-date contract registers, correspondence logs, and reports using Procore software.
- Support assessments of entitlement and quantum related to extension of time claims, including contributing to Time Impact Analyses when necessary.
- Participate in weekly site and project meetings, helping track actions and ensuring follow-up on key items.
- Lead procurement activities including subcontractor and supplier engagement, tender evaluations, and conducting commercial negotiations.
- Manage cost control, forecasting, budget monitoring, commercial reporting, and assist the Project Manager with monthly client reports.
- Identify, evaluate, and manage commercial and contractual risks throughout the project lifecycle.
Candidate Profile
- Proven experience as a Contract Administrator on significant residential high-rise or other major construction projects.
- In-depth knowledge of standard construction contracts and subcontractor administration procedures.
- Experience handling variations, RFIs, payment claims, and time extension processes.
- Excellent verbal and written communication skills with a strong focus on contract detail.
- Familiarity with Procore or similar construction management software is highly valued.
- Relevant tertiary qualifications in construction management, quantity surveying, law, or related fields.
- Strong teamwork skills for effective collaboration with project managers, engineers, foremen, and subcontractors on site.
- Experience with Jobpac and Payapps is desirable but not mandatory.
