Job description
Overview
This position is for a Building Supervisor responsible for maintaining security, overseeing mechanical and electrical systems, managing cleaning operations, porterage, administrative duties, and general handyperson tasks within a school environment under the guidance of the School Principal or designated line manager.
Main Duties and Responsibilities
- Security: Ensure premises security including school meal areas, open and close buildings and grounds unless specifically delegated, secure windows, doors, and gates at day end, manage keys and access for cleaning staff, operate and monitor security cameras, fire and burglar alarms, respond to after-hours break-ins and vandalism, report unusual or suspicious activities and security breaches, and apply grit or rock salt during adverse weather to maintain safe pathways.
- Mechanical and Electrical Services: Operate boiler and heating systems efficiently with energy conservation in mind, manage lighting and heating, requisition adequate fuel timely, monitor consumption of fuel, water, and electricity, replace lighting elements up to 3.35 meters high, inspect and report defects in firefighting equipment, and maintain chemical dosing and water levels for any swimming or hydrotherapy pools.
- Cleaning: Personally carry out cleaning tasks while planning, organizing, and overseeing cleaning staff as needed, coordinate work periodically with service users, suggest and implement procedural improvements, monitor cleaning materials and equipment suitability, ensure all grounds and paths are clean and free of litter, maintain drains, gullies, and grease traps by removing obstructions up to 3.35 meters, clean and maintain bins including school meal bins, provide continuous cleaning services throughout the day, replenish hygiene supplies regularly, inspect and maintain sandpits and paddling pools, clean external signage and lighting fixtures, and ensure all cleaning operations meet board standards while managing complaints.
- Porterage: Manage receipt, storage, and distribution of goods including school meals and milk, dispatch laundry and other materials, assist with arranging and cleaning areas used jointly for food and education, transport refuse bins, and prepare rooms for exams and other uses.
- Administration: Prepare cleaning reports and defect records, coordinate engagement and supervision of outside contractors, complete all related paperwork, maintain records of consumables and equipment, report electrical equipment defects promptly, and manage staff attendance, leave, and absence records.
- Handyperson Duties: Perform maintenance tasks within post-holder competence.
General Conditions and Compliance
- All tasks must adhere to health and safety legislation including the Health and Safety at Work (NI) Order 1978, relevant Acts, regulations, COSHH, and codes of practice.
- The supervisor will undergo training for their duties and any higher graded tasks if required by the Education Authority.
- They will train cleaning staff with proper record keeping of such training.
- During elections held at the school, perform duties as assigned relating to electoral arrangements.
- Other duties pertinent to the grade and changing circumstances may be assigned.

Person Specification & Application Notes
- Essential Experience: At least six months’ experience as assistant building supervisor, building supervisor, caretaker, or cleaner in a school setting.
- Availability: Willingness to act as a key holder and respond to emergency call-outs including outside normal hours.
- Knowledge: Understanding of the Building Supervisor role, health and safety requirements, manual handling regulations, and security systems usage.
- Skills: Strong teamwork and communication skills, effective administrative and planning abilities, decision-making under deadlines, and alignment with school values.
- Desirable Qualifications & Experience: NEBOSH Health and Safety qualification or equivalent; experience with industrial cleaning equipment; prior key holding responsibilities including opening/closing premises and managing alarms.
