Role Summary
The Assistant Quantity Surveyor supports the commercial team in maintaining and reporting on the financial status and forecasts of assigned construction projects, adhering to company procedures and document management standards.
Key Responsibilities
- Contribute to procurement procedures including quantity take-offs, preparing tender documents, managing tender queries, and tracking responses following company schedules.
- Maintain a list of potential subcontractors and suppliers, assisting in tender communications and clarifications.
- Evaluate tender quotes relative to project scope, drawings, and specifications; address discrepancies and ensure alignment with provided information.
- Create and analyze comparative tender reports, highlighting gaps, exclusions, and possible risks.
- Assist in procuring subcontractors and consultants by managing enquiries and preparing internal approval documents per company processes.
- Ensure thorough completion of subcontractor agreements before project commencement, confirming all supporting documents and warranties are in place to enable payment processing.
- Help with preparing monthly valuation of completed works to facilitate project cash flow management.
- Review subcontractor and consultant payment applications monthly, issuing necessary certificates or notices.
- Upload authorized payments to SAP for approval and maintain payment documentation flow with commercial managers.
- Assist in preparing periodic internal commercial reports and meet deadlines for reports such as cash flow forecasts and project reviews.
- Ensure organized storage of all commercial records within SharePoint, including correspondence, assessments, certifications, and cost registers.
- Work proactively to avoid disputes, and when necessary, support defense documentation preparation and liaise with legal teams.
- Identify and propose value engineering opportunities to optimize costs on materials, trades, and consultancy services.
- Support procurement of materials in coordination with the Project Quantity Surveyor to ensure prompt and cost-efficient purchasing.
- Provide estimating department assistance during high-demand periods by measuring quantities, managing enquiries, analyzing quotes, and verifying inclusions under Senior Estimator guidance.
Required Skills and Experience
- A degree or higher diploma in Quantity Surveying, Construction Economics, or a closely related field.
- At least four years experience performing Quantity Surveying or related Assistant Quantity Surveyor duties within construction.
- Comprehensive understanding of contracts, procurement, and commercial management fundamentals in construction.
- Strong aptitude with numbers, analytical thinking, and problem-solving capabilities.
- Proficiency with Microsoft Office applications, especially Excel.
- Familiarity with SAP or comparable commercial management software is beneficial.
- Excellent organisational skills and meticulous attention to detail.
- Effective communication skills to collaborate confidently with diverse teams and external parties.
