Role Overview

The Assistant General Manager (AGM) of Operations will act as a proactive operational leader who transforms management directives into actionable plans and ensures accountability across ongoing projects. This role demands active involvement beyond administrative or site supervision, focusing on coordination among design, procurement, contracts, billing, approvals, and execution to prevent bottlenecks and ensure prompt decision-making and execution.

Key Responsibilities

  • Manage the operational rhythm of Mumbai projects through weekly assessments, trackers, dashboards, and enforced escalation protocols.
  • Synchronize project schedules encompassing design deliveries, approvals, procurement, work orders, execution, billing, handover, and project closure.
  • Lead procurement planning including package strategy, BOQ preparation, tender evaluation, negotiating, awarding contracts, tracking long-lead items, and monitoring vendor performance.
  • Enhance contract administration covering variation control, reconciliation, expedited billing, and cost forecasting by collaborating with site, finance, and billing teams.
  • Anticipate and resolve potential site impediments, assign responsibility, gain prompt decisions, and ensure closure.
  • Facilitate collaboration among architects, consultants, contractors, internal teams, and leadership, maintaining clear accountability.
  • Establish standardized, practical SOPs, MIS templates, and review mechanisms across projects, ensuring streamlined reporting that focuses on decision-making.
  • Assist project handover processes, snag resolution, statutory compliance, document finalization, and capture lessons learned.
  • Develop team abilities, clarify roles, and enforce accountability to measurable targets.
  • Leverage technology and AI tools to minimize manual follow-up, improve control, and enhance management visibility.

Success Metrics

  • Management receives a consolidated, dependable snapshot of priorities, delays, costs, decisions, and ownership.
  • Dependencies between procurement, drawings, billing, and site activities are identified well ahead to avoid work stoppages.
  • Review meetings result in documented decisions and progress instead of repetitive discussions.
  • Project controls see improvement without burdening teams with excessive bureaucracy.

Experience and Skills Required

  • 12 to 18 years of experience in project operations, project controls, or development management with a credible real estate developer or PMC; preference for Mumbai-based experience.
  • Comprehensive understanding of high-rise residential or mixed-use development, coordination with consultants, contracts, procurement, billing, and handover processes.
  • Strong commercial acumen including ability to interpret BOQs, comparative analyses, work orders, cash flows, and cost reports, identifying discrepancies.
  • Proficient in Excel and presentation tools; familiarity with project planning software and current digital platforms.
  • Bachelor's degree in Civil Engineering; postgraduate credentials in construction or project management are favorable.
