Nua Healthcare Services is a prominent private healthcare provider in Ireland, specialising in Residential, Mental Health, and Supported Living services tailored for children and adults with complex support requirements. We are seeking a dedicated Area Maintenance Manager to join our growing Facilities and Maintenance team based in Naas, County Kildare.
Role Summary
The Area Maintenance Manager will oversee and coordinate maintenance operations across multiple Nua Healthcare sites within an assigned region, ensuring all properties are maintained to high standards complying with health, safety, regulatory, and operational criteria. Reporting to the Director of Maintenance, this role involves leading a team, managing budgets, contractors, compliance, and fostering collaboration with various departments.
Key Responsibilities
- Lead and manage all maintenance activities across designated areas, including planned, reactive, and compliance-driven tasks.
- Develop area-specific maintenance strategies based on operational needs, risk factors, facility conditions, and resource availability.
- Monitor and report on key performance indicators, manage maintenance backlogs, and ensure timely completion of tasks.
- Maintain safe, operational, compliant, and well-maintained properties, coordinating with Operations and other departments for seamless issue resolution.
- Participate in an on-call maintenance rota approximately once per month to provide management support outside regular hours.
- Motivate, manage, and develop the maintenance team, ensuring clarity of responsibilities, fostering teamwork, and conducting performance reviews.
- Effectively allocate maintenance work between internal staff and external contractors, managing contractor selection, performance, compliance, and costs in line with company policies.
- Ensure adherence to building regulations, fire safety, health and safety legislation, statutory inspections, and company maintenance standards.
- Manage area maintenance budgets including forecasting, expenditure monitoring, and ensuring proper authorization of spend.
- Prepare detailed reports on maintenance operations, compliance, budget performance, contractor effectiveness, risks, backlog statuses, and KPIs for senior management.
- Promote a robust health and safety culture by enforcing compliance, providing risk assessments, managing PPE, investigating incidents, and encouraging continuous improvement.
Essential Experience and Qualifications
- At least 10 years' experience in facilities, property, or maintenance management.
- Minimum 3 years’ experience leading and managing maintenance teams.
- Proven ability managing multi-site property portfolios and delivering planned preventative and reactive maintenance programmes.
- Experience in contractor management, procurement, and budget oversight.
- Demonstrated success in working collaboratively with operational teams within healthcare, residential, hospitality, education, or similar multi-site sectors.
- Hold a Level 7 or Level 8 qualification in Facilities Management, Building Surveying, Construction Management, Building Services Engineering, Civil Engineering, or Engineering; alternatively, be a qualified tradesperson with extensive maintenance and leadership experience.

- Excellent interpersonal, communication, and relationship-building skills; capable of handling sensitive conversations professionally.
- Effective planning, organization, delegation, sound judgment, decision-making, and problem-solving skills.
- Experience with Microsoft Office and Computer-Aided Facilities Management (CAFM) or Maintenance Management Systems.
