Position Overview
GoldenArea Development is recruiting a highly specialized Turnaround Manager to spearhead an urgent recovery initiative for specific underperforming real estate assets. This role demands focused expertise to stop financial losses, handle distressed inventory, and create immediate sales liquidity. It is not a typical project management or general operations position.
Key Responsibilities
- Develop and implement fast-acting liquidation tactics for stalled real estate inventory, including negotiating bulk sales, institutional off-plan sales, and pricing distressed assets.
- Apply rigorous 13-week cash flow forecasting to detect and stop immediate financial drains by curbing non-essential operational and capital expenditures.
- Lead negotiations with contractors, suppliers, and financial bodies to restructure payments, halt penalties, and secure interim financing for delayed projects.
- Analyze failed sales projects deeply to uncover root causes such as pricing errors, poor market positioning, or sales channel inefficiencies and execute rapid strategic adjustments.
- Rework or terminate ineffective contractor agreements and resolve ongoing legal and financial disputes obstructing project completions.
Qualifications and Requirements
- Possession of a Master’s degree in Finance, Real Estate Economics, or Business Administration is mandatory.
- A minimum of 7-10 years' experience in managing distressed real estate assets, turnaround consultancy, or debt restructuring within property development sectors.
- Advanced skills in distressed asset financial modeling, cash flow management, and corporate debt restructuring techniques.
- Demonstrable success in reviving non-performing or highly distressed real estate inventory in stagnant markets.
- The role requires an analytical mindset, exceptional resilience under stress, and a capacity for decisive, sometimes unpopular cost reduction and restructuring actions.
