Job description
About the Role
The Quantity Surveyor is responsible for overseeing all financial aspects of construction and development projects, ensuring cost control and budget adherence throughout the project lifecycle, particularly focusing on Civil and MEP components. The role demands delivering projects within allocated budgets without compromising quality.
Key Responsibilities
- Develop detailed cost estimates, Bills of Quantities (BOQs), and tender documentation for both new and ongoing projects.
- Carry out feasibility analyses and cost planning during the design and development phases.
- Assess tender submissions, conduct negotiations with contractors, and provide well-founded recommendations.
- Implement value engineering strategies to reduce expenses while maintaining project quality.
- Prepare and review interim payment certificates and variation claims to ensure accurate billing.
- Track project cash flow and budget consumption, identify discrepancies, and suggest corrective measures.
- Compile final accounts to facilitate precise project cost closure.
- Coordinate with consultants, contractors, and suppliers for pricing, contract negotiations, and procurement processes.
- Maintain updated databases on costs related to materials, labor, and equipment.
- Assist Project and Finance teams by producing cost reports and financial forecasts.
- Ensure all Quantity Surveyor documentation is precise, current, and adheres to contractual commitments.
Qualifications & Experience
- Possess a Bachelor’s degree in Quantity Surveying, Civil Engineering, or a closely related discipline.
- At least 10 years of professional experience as a Quantity Surveyor, ideally within real estate development or construction sectors.
- In-depth knowledge of contract management practices, familiarity with FIDIC, and understanding of UAE construction regulations.
- Proficient in AutoCAD, Microsoft Excel, Cost X, or other relevant QS software tools.
- Strong analytical skills, negotiation capabilities, and effective communication abilities.
- Meticulous with a strong commercial and financial mindset.
