About the Role
We are seeking a Property Manager to join our residential lettings team. After successfully completing the probation period, the role is primarily remote, with the expectation to work at the Head Office or a local branch for 4 days each month. The Head Office is located near Chelmsford, England.
Key Responsibilities
- Handling maintenance-related inquiries from private tenants via phone or email for properties managed on behalf of private landlords.
- Consulting with landlords by providing timely updates on maintenance progress and issue resolution.
- Reporting maintenance issues to approved contractors and arranging access for quotations or repairs.
- Keeping detailed and accurate records in the internal database of inquiries, actions, communications, and compliance checks.
- Coordinating property compliance and safety checks by liaising with contractors, landlords, tenants, and internal teams to meet statutory obligations and certification requirements.
- Monitoring compliance documents such as gas safety certificates, electrical inspections, smoke and carbon monoxide alarm requirements, EPCs, and other safety obligations.
- Maintaining regular contact with local lettings branches and related internal staff responsible for property management and compliance.
Candidate Requirements
- Demonstrable experience in residential lettings or property management is essential.
- A proactive problem solver with a positive, solution-oriented attitude to managing maintenance issues.
- Competent communication skills, both verbal and written.
- A confident and professional demeanor.
- Strong organizational skills with the ability to prioritize urgent tasks efficiently within a demanding workload.
- Good IT skills, particularly familiarity with standard MS Office applications.
Salary and Benefits
The role offers a full-time salary between 3,000 and 3,028, depending on experience, inclusive of base salary and bonuses. Working Hours and Location
Typically Monday to Friday from 8:30 AM to 5:30 PM. Occasionally, a Saturday shift may be required on a rota basis (approximately one shift every six weeks), with time off in lieu. Initially, new hires will work full-time at the Head Office during probation, afterwards transitioning to hybrid work between home and the office.
