Project Quantity Surveyor

Overview

We are seeking a seasoned Project Quantity Surveyor to join a prominent main contractor based in Galway. This role involves managing commercial aspects of major construction projects with a focus on financial accountability and subcontract management alongside the Project and Contracts Managers.

Key Responsibilities

• Oversee project financial management including cost forecasting, cash flow monitoring, and commercial reporting.
• Create and update budgets, cost reports, commitments, and projections for project completion costs.
• Prepare re-measurements, tender documents, Bills of Quantities, and packages for subcontractors.
• Manage the subcontractor procurement cycle from tendering to negotiation and appointment.
• Conduct value engineering, cost evaluations, and risk assessments related to project finances.
• Administer subcontract agreements, process payments, handle variations, and finalize accounts.
• Prepare and validate monthly valuations and payment requests with the client.
• Control changes and variations, ensuring proper documentation and recovery of costs.
• Maintain detailed commercial records and document contractual rights to protect project interests.
• Assist Contracts and Project Managers with contract administration, claims, and time extensions.
• Monitor subcontractor performance, costs, and progress to safeguard profit margins.
• Manage completion of subcontractor and main contract final accounts and handle commercial close-out.
• Collaborate with the project team to meet commercial, programmatic, and contractual goals.
• Provide mentorship and support to junior quantity surveyors where needed.

Candidate Requirements

• A third-level qualification in Quantity Surveying, Construction Economics, or a related field.
• Demonstrated Quantity Surveying experience within a main contracting environment.
• Proficient in subcontract procurement, tender evaluation, and commercial project management.
• Comprehensive understanding of cost control, forecasting, valuations, changes, and final account settlements.
• Experience with contract administration and claims handling.
• Strong grasp of construction contracts and entitlement principles.
• High numerical accuracy, analytical thinking, and organizational skills.
• Effective communication skills to coordinate with clients, subcontractors, and project teams.
• Ability to work autonomously, balance multiple priorities, and drive commercial results.
• Familiarity with CostX, SAP, or similar commercial management software is preferred.
