Job description
Role Overview
The Project Manager will oversee the planning, coordination, and delivery of construction, fit-out, renovation, and industrial projects, ensuring success from commencement to completion. Responsibilities include managing project teams, subcontractors, suppliers, schedules, budgets, quality standards, safety compliance, thorough documentation, and stakeholder communications.
Key Responsibilities
- Analyze contract documents including scope, BOQ, specifications, and drawings.
- Create project execution and procurement plans with detailed work schedules and resource allocation.
- Define project milestones, delegate responsibilities, and set up reporting and communication frameworks.
- Coordinate site mobilization activities including obtaining permits, organizing manpower, materials, and equipment.
- Identify risks, constraints, and prioritize long-lead items early in the project lifespan.
- Supervise daily operations to ensure adherence to scope, timelines, budget, and quality standards.
- Manage engineers, supervisors, subcontractors, suppliers, and labor teams effectively.
- Perform routine site inspections monitoring productivity, workmanship, and material use.
- Resolve technical and coordination challenges hindering project progress.
- Ensure compliance with approved drawings, specifications, and method statements.
- Develop recovery and corrective plans when delays occur and handle multiple work packages simultaneously.
- Review all technical drawings and coordinate submittals, samples, RFIs, inspection requests, and clarifications.
- Detect and resolve design or construction conflicts in collaboration with consultants and technical teams.
- Serve as the primary liaison with clients, consultants, subcontractors, and stakeholders through meetings and status updates.
- Maintain professional relationships, manage expectations, and escalate critical issues promptly.
- Ensure all work meets quality and client expectations; organize inspections and document non-conformances.
- Coordinate health, safety, and environmental adherence, enforcing safety procedures and PPE usage onsite.
- Generate detailed daily, weekly, and monthly progress reports; update schedules and track project records.
- Manage project closeout activities including testing, commissioning, snagging, documentation handover, and final approvals.
Qualifications and Experience
- Bachelor's degree in Civil Engineering, Architecture, Construction Management, or a related field.
- At least five years of experience managing construction, fit-out, renovation, industrial, or commercial projects.
- Project Management Professional (PMP) or equivalent certification is preferred.
- Preference for registration with the Saudi Council of Engineers, where applicable.
Technical Skills
- Comprehensive knowledge of construction methods, materials, BOQs, and technical specifications.
- Experience with project scheduling, cost and risk management, procurement, and progress tracking.
- Understanding of contracts, variation orders, claims, payment applications, and project closeout processes.
- Proficient in Microsoft Office suite: Excel, Word, PowerPoint, and Outlook.
- Skilled in project management software such as Microsoft Project or Primavera P6.
- Ability to review AutoCAD drawings; knowledge of Revit or BIM platforms is an advantage.
- Strong report writing, correspondence, presentation, and documentation skills.

- Possession of a valid Saudi driving license is desirable.
- Willingness to travel or relocate between project sites as necessary.
