Project Manager - Fit Out

Job Overview

We are seeking an experienced Project Manager to lead and oversee fit-out projects from inception through to final delivery. This role demands comprehensive management of scheduling, budgeting, contracting, team coordination, and stakeholder communication to guarantee projects are completed on time, within scope, and to a high quality standard. A critical focus on risk analysis, claims and variation management, cost control, and identifying opportunities for new projects is essential.

Key Responsibilities

• Oversee planning and execution of projects, ensuring adherence to policies and procedures.
• Contribute to the preparation of operational plans and annual budget projections during project scoping.
• Create, maintain, and monitor project plans encompassing scope, timeline, budget, and resource distribution.
• Define clear project objectives and milestones to enable successful completion.
• Collaborate with project control teams to develop, update, and monitor schedules using management software.
• Track project progress, identify delays, and implement remedial measures.
• Prepare comprehensive periodic progress reports for senior management review.
• Manage and control project budgets, preventing cost overruns and optimizing financial efficiency alongside procurement and finance teams.
• Implement strategies to reduce expenses without compromising quality or timelines.
• Ensure precise invoicing quantities and timely submissions to sustain cash flow.
• Conduct risk assessments and proactively devise mitigation approaches.
• Work closely with quality teams to maintain compliance with standards through regular inspections and corrective actions.
• Establish and update project organizational structures, supervising teams and delegating responsibilities effectively.
• Provide mentorship, training, technical guidance, and foster an engaged, collaborative work environment.
• Maintain comprehensive understanding of contracts, scopes, billing, and manage relationships with contractors and suppliers.
• Review and approve contract variations, change orders, and claims, managing their impact on schedules and costs.
• Serve as primary liaison for clients, consultants, contractors, and regulatory bodies, managing communication protocols and resolving disputes.
• Monitor key performance indicators, conduct project evaluations, and drive continuous improvements for operational efficiency.
• Coordinate logistics to ensure timely material availability and optimal inventory management.
• Enforce health, safety, and environmental regulations, conduct audits, and promote workplace safety awareness.
• Ensure compliance with regulatory requirements including permits, building codes, and legal obligations.
• Manage project closeout activities, including final inspections, documentation, and client handover.
• Deliver periodic and milestone reports on project status, financials, and risks to leadership.
• Support business development efforts by contributing to new project acquisition and scope expansions.
• Perform additional duties within scope as assigned.

Qualifications and Experience

• Bachelor's degree in Engineering, preferably Civil or Architecture with relevant specialization.
• Minimum of 15 years practical experience in contracting, finishing, and interior decoration sectors.
• In-depth knowledge of the field and company business, with preference for experience within Saudi Arabia.

Work Location

This is a full-time position based onsite in Riyadh, Saudi Arabia.
