Job description
Overview
The Pricing Analyst will handle market research and real estate valuation activities for lands and property products owned by the company. They will manage a database of comparable transactions, assist the Pricing Supervisor in price model creation, and update prices following the approved company pricing framework. All work will align with the company's pricing rules, confidentiality guidelines, and comply with Saudi Authority for Accredited Valuers (TAQEEM) and International Valuation Standards (IVS).
Key Responsibilities
- Gather and maintain current data on real estate market trends, competitor pricing, and comparable transactions.
- Conduct land valuations applying recognized approaches such as Market Comparison, Income, and Cost methods to support pricing inputs.
- Evaluate factors affecting property values—including location, zoning, and infrastructure—to compose Highest and Best Use (HBU) reports.
- Develop assumptions and inputs like costs, market factors, and comparables for pricing models based on the approved methodology (AQA-STR-PRC-001).
- Monitor market fluctuations daily and weekly; notify the Pricing Supervisor of significant changes triggering pricing updates.
- Prepare drafts for monthly price reviews categorizing lands for price increases, decreases, or stability and submit these for supervisory approval.
- Support preliminary feasibility analyses and pricing assessments of new projects before final valuation by the Supervisor.
- Input the sanctioned pricing figures into company systems within authorized access limits.
- Track effectiveness of prices through metrics such as realization rates, variances, and sales impact; report findings periodically to the Supervisor.
- Maintain thorough documentation of pricing decisions, valuations, and relevant support materials.
- Coordinate with Sales, Marketing, and Finance teams on routine pricing matters.
- Ensure all valuation work complies rigorously with TAQEEM and IVS standards, maintaining confidentiality and not accessing minimum price data as per Standard Operating Procedures.
- Continuously update knowledge on applicable real estate laws and specialized market analyses.
Qualifications
- Bachelor’s degree in Real Estate Valuation, Real Estate Management, Civil Engineering, Urban Planning, Finance, Economics, or a related field.
- Certification as a Fellow member of the Saudi Authority for Accredited Valuers (TAQEEM) in the Real Estate Valuation branch is mandatory.
- Additional qualifications such as RICS, CCIM, MAI certifications or familiarity with IVS standards are advantageous.
- At least two years of experience in real estate valuation, pricing, or investment analysis.
