About the Role

The Porter at MRK Partners plays a vital role in upholding the cleanliness, maintenance, and inviting atmosphere of our residential properties, including New Bridge Crossing in River Edge, NJ, and Wesmont in Wood-Ridge, NJ. Serving 173 residential units, this full-time position ensures all common areas, grounds, and interior spaces are safe, sanitary, and well cared for, contributing to a positive environment for residents and visitors.

Key Job Duties

• Conduct daily patrols of the property to identify and address cleaning needs, including removal of trash and debris, maintaining cleanliness around dumpsters, and performing vacuuming, sweeping, and mopping.
• Prepare vacated apartments for new residents by cleaning appliances, kitchen cabinets, sinks, floors, bathrooms (toilets, tubs, sinks, floors), windows, front doors, and performing touch-up painting as needed.
• Carry out grounds maintenance such as weed removal, grass cutting, planting, as well as snow and leaf clearance on sidewalks, walkways, steps, driveways, and parking areas.
• Maintain cleanliness of property offices by emptying trash, vacuuming carpets, cleaning bathrooms and kitchen areas, and fulfilling janitorial tasks per schedule.
• Assist maintenance technicians with preventive maintenance, capital projects, and work orders when needed.

Qualifications and Requirements

• High school diploma or GED is preferred.
• At least one year of general maintenance experience is desirable.
• Familiarity with OSHA regulations is advantageous.
• Must be flexible to work varied schedules, including being on-call for emergencies during weekends, evenings, and holidays.
• Ability to read, speak, and understand English effectively.
• Capable of following directions and independently managing tasks in a fast-paced environment.
• Strong troubleshooting and problem-solving abilities.
• Must wear ANSI approved steel-toe or composite safety shoes.
• Valid driver's license and reliable transportation are mandatory.
• Willingness to travel up to 10% of the time to assist other properties within the portfolio is required.

Compensation Details

The hourly wage ranges between $18.00 and $21.00 with potential bonuses available.
