Operations Manager - Mall Operations

About the Role

We are seeking a seasoned Operations Manager to direct and optimize the daily operations of a shopping mall located in the Eastern Province of Saudi Arabia, specifically in Dammam - Al Ahsa. The successful candidate will be responsible for ensuring smooth, secure, and effective management of all operational facets, including Facilities Management, Security, Housekeeping, Parking, and outsourced vendor services, while guaranteeing compliance and enriching tenant and visitor experiences.

Key Responsibilities

• Oversee and manage daily mall operations to maintain readiness and operational excellence.
• Supervise facilities including maintenance, HVAC, electrical systems, fire and life safety protocols, elevators, and escalators.
• Lead security functions by managing emergency preparedness and responding to incidents promptly.
• Administer outsourced service providers, ensuring adherence to agreed Service Level Agreements (SLAs).
• Collaborate and coordinate with tenants regarding fit-outs, renovations, and operational concerns.
• Manage parking and regulate traffic operations within the mall premises.
• Monitor and control operational budgets, implementing cost containment and evaluating service performance.
• Ensure full compliance with Health, Safety, and Environment (HSE), fire safety, Civil Defense, and other regulatory standards.
• Provide support for major events, promotional activities, and periods of high foot traffic.

Candidate Requirements

• Bachelor’s degree in Facilities Management, Engineering, Business Administration, or related discipline.
• Between 5 to 10 years of experience advancing through roles in mall operations, facilities management, or management of sizable commercial/mixed-use properties.
• Proven practical experience in managing facilities, security, housekeeping, parking, and outsourced services.
• Demonstrated capability in controlling contractors, vendors, and service providers in environments with high visitor numbers.
• Comprehensive knowledge of building systems, safety protocols, compliance standards, and incident handling.
• Excellent leadership qualities, critical problem-solving aptitude, effective communication, and the ability to maintain tenant relations.
• Professional certifications such as PMP, OSHA, NEBOSH, or their equivalents are advantageous.
• Willingness and availability to support operational needs during weekends and public holidays.
