Job Purpose

The Hard Services Supervisor is tasked with managing the daily operation, maintenance, and overall functionality of all technical and engineering services throughout the residential compound, guaranteeing a secure, dependable, and well-maintained setting for both residents and staff.

Key Responsibilities

• Oversee and coordinate daily activities related to hard services and technical maintenance across the compound.
• Manage the operation and upkeep of various MEP systems including electrical, HVAC, plumbing/water, firefighting, and Building Management Systems (BMS).
• Ensure timely completion of both preventive and corrective maintenance as per scheduled plans and quality standards.
• Supervise contractors and service providers to guarantee safety, efficiency, and adherence to agreed-upon standards.
• Perform regular inspections of technical systems, equipment, and common areas to identify maintenance needs.
• Coordinate and monitor preventive and corrective maintenance activities within the compound.
• Address technical failures promptly to ensure quick resolution of maintenance issues.
• Track equipment and system performance and propose corrective measures or enhancements as necessary.
• Ensure compliance with all health, safety, environmental, and technical regulations.
• Maintain thorough records detailing maintenance tasks, incidents, inspections, and performance metrics.
• Collaborate with the Property Manager and other departments on operational and maintenance plans and requirements.
• Assist in the preparation of maintenance documentation, schedules, and reports.
• Minimize disruption to residents and community functions during maintenance operations.

Qualifications and Requirements

• Possess a Bachelor's degree or diploma in Electrical, Mechanical, Electro-Mechanical Engineering, or a related technical discipline.
• Experience in Facilities or Property Management, preferably within residential communities or hospitality sectors.
• Strong expertise in MEP systems including electrical, HVAC, plumbing, firefighting, and BMS.
• Demonstrated experience managing contractors and maintenance service teams.
• In-depth understanding of preventive and corrective maintenance methodologies.
• Excellent problem-solving and troubleshooting abilities.
• Effective communication and coordination skills.
• Capability to lead technical teams and handle multiple maintenance projects concurrently.
