Groundskeeper

Role Summary

The Groundskeeper is responsible for ensuring the cleanliness and upkeep of outdoor grounds and swimming pools to maintain an attractive appearance of the property.

Key Duties

• Collect trash from the property grounds daily.
• Water lawns, flower beds, and landscaped areas.
• Empty trash receptacles in pool areas regularly.
• Sweep entrance areas, parking lots, breezeways, and poolside areas.
• Organize and arrange pool furniture as needed.
• Clean swimming pools and maintain appropriate chemical water levels.
• Monitor and report mechanical or structural issues related to pools and spas to supervisors.
• Keep an inventory of pool and ground maintenance supplies and notify supervisors when stocks run low.
• Distribute newsletters and notices door-to-door within the community.
• Perform interior apartment painting and occasional exterior touch-ups.
• Be attentive to any physical or maintenance issues encountered during duties and communicate findings to management.
• Suggest improvements for preventative maintenance and operational efficiency.
• Carry out necessary maintenance tasks in offices, club rooms, and model units.
• Strictly wear company identification badges and adhere to dress codes at all times.
• Maintain a professional, courteous demeanor with residents and coworkers, avoiding conflicts in public settings.

Skills and Physical Requirements

• General pool cleaning skills and familiarity with pool maintenance procedures.
• Capability to lift and transport heavy items, up to 100 pounds, including assisting others.
• Physically able to bend, stoop, and perform sustained physical activity.
• Strong focus on safety during all work activities.

Customer Interaction

• Communicate clearly and effectively with residents both verbally and in writing.
• Receive and respond to resident requests and concerns calmly and professionally.

Qualifications

• Proficient in HVAC, plumbing, appliance repair, and various maintenance tasks executed regularly.
• Possess pride in workmanship, be courteous, tactful, and committed to quality service.
• Maintain a clean-cut appearance, properly dressed in uniform daily.
• Hold a strong character and background able to pass thorough background checks.
• Successfully pass drug screening and agility testing before employment.
• Have prior experience in maintenance-related roles.
• Dependable transportation is essential to carry tools and parts necessary for effective building maintenance.
