Role Overview
The Porter plays a vital role in maintaining outdoor and common areas of residential properties with a focus on customer service. Responsibilities include landscaping maintenance, snow and ice removal, trash disposal, and ensuring the cleanliness of shared amenities such as pools, clubrooms, restrooms, laundry rooms, and parking lots. The role may involve assistance with general property maintenance, cleaning, and moving tasks to uphold a professional service for residents.
Primary Duties
- Maintain properties according to company operational standards, OSHA, and industry regulations, performing physically demanding work to keep assets in safe condition and reduce liability.
- Continuously remove trash and debris from common areas.
- Sweep and clear debris from curbs, parking, walkways, and stairwells on a regular schedule.
- Repair loose stair treads and replace exterior light bulbs, reporting inventory needs to supervisors.
- Mow lawns and clean clippings as scheduled, rake leaves, and manage other landscaping debris.
- Apply lawn care treatments such as weed and feed, overseed, and water areas when necessary.
- Install seasonal plants, replace shrubs/trees, and maintain decorative rock and water features.
- Trim and prune trees and shrubs as instructed.
- Maintain, adjust, and repair irrigation systems and fountains as required.
- Clean pools and spas according to manufacturer and regulatory standards and perform routine maintenance on related equipment.
- Understand emergency procedures including water and gas shutoff valves and access points for sewer cleanouts and fuse panels.
- Promote safety awareness to prevent property damage and ensure resident and visitor security.
- Adhere to all property policies and procedures.
- Keep drainage grills clear, pressure wash surfaces, and assist with snow removal during winter.
- Maintain professional appearance consistent with property uniform standards.
Qualifications and Skills
- High School diploma, GED, or Trade School diploma with at least one year full-time experience in lawn or grounds maintenance, or equivalent education and experience.
- Ability to accurately read instructions and document labor and materials used.
- Certification as a Pool Operator (CPO) is preferred.
- Demonstrate punctuality, reliability, ability to work under deadlines, and flexible scheduling including after-hours and weekends.
- Respectful and understanding behavior towards diverse populations, complying with company non-harassment and inclusion policies.
- Valid driver's license required.
