The Scion Group is seeking a Porter/Gatekeeper to maintain and care for the common areas of a residential property in Gainesville, FL. This role involves ensuring the cleanliness and upkeep of both indoor and outdoor shared spaces. Additional duties may include general maintenance, cleaning assistance, and moving support. Candidates must be eligible to work in the United States; visa sponsorship is not available.

Responsibilities

• Preserve the physical condition of the property following company protocols, OSHA, and industry standards.
• Carry out physically demanding maintenance tasks to minimize property liability risks.
• Continuously remove trash and debris from communal areas.
• Sweep curbs, parking lots, walkways, and stairs on a set schedule.
• Repair loose stair treads as needed.
• Maintain exterior lighting by changing bulbs and reporting inventory needs.
• Mow lawns, collect clippings regularly, trim planting beds, and clear leaves and debris from landscaped zones.
• Apply lawn treatments including weed control and fertilization; perform overseeding and watering when necessary.
• Install seasonal plants, replace shrubs and trees, add decorative rocks and water elements.
• Trim and prune trees and shrubs as directed.
• Maintain, adjust, and repair irrigation systems and water features.
• Clean and maintain pool and spa areas in compliance with specifications and regulations; provide routine equipment maintenance.
• Be familiar with emergency procedures, including locations and operations of water, gas shutoff valves, sewer cleanouts, and fuse panels.
• Promote safety awareness to prevent property damage and personal injury.
• Ensure drainage grills remain clear of leaves.
• Pressure wash sidewalks, buildings, and pool decks.
• Assist with snow removal as required.
• Participate in job-related training programs.
• Maintain proper uniform and exhibit a professional demeanor.

Requirements

• High school diploma, GED, or trade school certificate with at least one year of full-time experience in lawn or grounds maintenance, or equivalent education and experience combination.
• Ability to read instructions clearly and document labor and material usage efficiently.
• Demonstrated punctuality and dependability with capacity to work under pressure and flexible availability for after-hours or weekend emergencies.
• Valid driver's license is mandatory.
• Capable of standing for at least 8 hours per day and lifting weights up to 100 pounds.

Operational Details

• Work location is the assigned residential property.
• Position requires availability on an on-call basis, aside from approved paid time off.
