Key Responsibilities
- Ensure the effective functioning of building assets and systems including chiller, potable water, fire protection, mechanical and electrical, water dispensers, air conditioning, and building maintenance systems (BMS).
- Oversee support services such as cleaning, plumbing, and pest control, maintaining compliance with office standards.
- Ensure timely preventive maintenance (PM) activities, notably for critical systems like cleanroom air handling units and HEPA filters.
- Maintain adherence to all statutory and regulatory requirements related to building facilities.
- Ensure workplace and fire safety compliance as per prevailing laws and regulations.
- Manage overall office operations including office assets and equipment maintenance, access card control, event support, and invoice processing.
- Conduct due diligence on preventive maintenance contracts to ensure compliance and optimal asset availability.
- Advise contractors and vendors on maintenance strategies to maximize uptime.
- Serve as the Person-In-Charge (PIC) for Workplace Safety & Health Committee and act as the Fire Safety Manager at the site.
- Coordinate Business Continuity Plan (BCP) drills and related reporting.
- Manage budget controls, negotiate and optimize annual preventive maintenance and service contracts balancing cost-efficiency with quality.
- Coordinate office renovation and restacking projects.
Qualifications and Skills
- Degree or diploma in building/facilities management or equivalent qualification.
- Sound knowledge of equipment maintenance and government statutory requirements related to buildings.
- Strong understanding of process control systems.
- Competency in resource allocation, problem solving, and conflict resolution.
- Excellent verbal and written communication skills.
- Good interpersonal skills with the ability to influence and collaborate effectively across all staff levels and contractors.
