Estimator - Construction & Property Services

Overview

Linsco Ltd is collaborating with a reputable, family-owned construction company seeking a skilled Estimator to join their expanding Property Services team in Derby. This permanent, full-time role offers the chance to work with a well-established contractor known for delivering refurbishment, maintenance, and property improvement projects across the Midlands.

Key Responsibilities

• Lead the commercial activities for competitive and negotiated tender submissions, ensuring accuracy and competitiveness.
• Prepare detailed internal cost plans and external tender bids for projects valued up to approximately 10 million.
• Manage tender documentation thoroughly to ensure accuracy, completeness, and timely delivery according to deadlines.
• Coordinate subcontractor and supplier enquiry schedules, gathering and evaluating competitive quotations.
• Oversee Bills of Quantities preparation and detailed project measurements.
• Conduct trade package analyses, review quotations, and recommend options that provide the best commercial value.
• Identify, evaluate, and communicate commercial risks and opportunities throughout the tendering process.
• Collaborate closely with Design Managers to recognize missing design information and include appropriate pricing.
• Find and assess Value Engineering opportunities to enhance project value and competitiveness.
• Prepare tender clarifications, Forms of Tender, and other relevant submission documents.
• Present cost summaries and tender details during tender settlement meetings.
• Ensure tenders are submitted accurately, competitively, and on schedule.

Candidate Requirements

• Proven background as an Estimator within the construction sector.
• Experience pricing projects up to around 10 million, preferably in refurbishment, maintenance, property services, or general construction.
• Possession of a relevant Honours Degree or equivalent qualification in construction or commercial disciplines.
• Comprehensive understanding of the entire estimating and tender process from initial enquiry through submission.
• Expertise in developing cost plans, Bills of Quantities, package enquiries, and subcontractor comparison reports.
• Commercially astute with the ability to identify risks, opportunities, and value engineering possibilities.
• Solid grasp of subcontractor and supply chain procurement processes.
• Detail-oriented and methodical with the capability to work effectively under stringent tender deadlines.
• Confident working independently and as a collaborative member of commercial and project teams.
• Strong proficiency with Microsoft Office applications, particularly Excel.
• Experience with estimating and measurement software is a desirable advantage.
• Excellent communication and stakeholder management skills.
